    Stepping through the front entrance porch leads you to a bright spacious hall which provides the access to the three ground floor bedrooms. Set to the rear of the property is the master bedroom with dual aspect windows to the garden and the all important kingsize bed. To the front of the cottage is spacious double and twin bedrooms finished to a complimentary style. Across the hall is a large family bathroom with a separate bath and corner shower. Staying on the ground floor to the opposite end of the cottage is a further modern shower room with a walk-in shower. Next is a utility room which also has its own external entrance door ideal for coming back from the beach with wetsuits or for the dogs to be washed down. There is also a sink and a washing machine.
    The staircase turns past the tall picture window which brings you to the first floor. This is where the cottage provides a surprise. The majority of this floor is taken up by a lovely open plan kitchen and living room. This has to be the main attraction for the cottage creating a fantastic space for all the family to enjoy. Whether it is for breakfast or an evening in this is a great social space for the family from sitting at the breakfast bar, large dining table or on the corner sofa watching TV. There is also a wood burner making this room cosy in the winter months. The stylish fully equipped contemporary kitchen boasts a variety of modern features from the range style triple oven to the American fridge/freezer and the all important dishwasher. There is plenty of cupboard space to stock up if required. Staying on the first floor at the other end of the landing is the bunk bedroom which will be a favourite with children or adults with full size single built in bunks with reading lights, as next door they have their own modern walk-in shower room. There are gardens to the front and rear of the cottage ideal for the children or pets to play in.
    Located on the west of the beautiful Roseland Peninsula a few miles north of St Mawes, St Just-in-Roseland is quite different from its namesake in Penwith. It is a quiet village of manicured gardens and pretty cottages leading down to the woodlands and creeks by the River Percuil. The village is best known for the 13th century church of St Just the Martyr. Overlooking St Just Pool a tree lined creek. The church is set in an amphitheatre like graveyard filled with an array of colourful sub-tropical plants and shrubs, a botanical project started over 100 years ago. Bordered by the Fal Estuary to the west and the Atlantic to the east the Roseland Peninsula has been designated part of Cornwall’s Area of Outstanding Natural Beauty for the quality of its landscape and coastal scenery. It is only a short drive from St Austell or Truro through lanes that will lead you to some lovely wide open beaches that are hardly ever crowded; out of the way farm shops selling produce grown in nearby fields and ultimately to the coast and St Mawes a fashionable fishing village curving around a sheltered bay. The peninsula also has great walking routes and the coastal waters are popular with yachtsmen windsurfers and canoeists.

On the ground floor is a large spacious living room offering a smart HDTV which connects to streaming platforms and for those cooler evenings a cosy wood burner to cosy up to The kitchen/dining room is large and is fully equipped, complete with an eight-seater table which can be pulled, opening into a twelve-seater. Through the kitchen leads to the outside parking space and the utility room with drying rack, and the first of three shower rooms on this floor. The first floor has two kingsize bedrooms, one with a TV and seaviews, one twin bedroom and a single bedroom. The family bathroom completes this floor. The second floor has a further three bedrooms, as well as a shower room. At the front of the property is a large, paved terrace perfect to sit out and take in the sunshine and from the property across the road is the access to the beach.
    Portscatho lies in the south-westerly corner of Gerrans Bay on the Roseland peninsula. In the village centre you’ll find several shops including a butcher and a decent grocery/off licence as well as the now standard galleries and gift shops. The local pub serves up St Austell ales and good pub grub.
    Above Portscatho lies the village of Gerrans, only a 5-minute walk up the hill. The mediaeval church, that stands opposite, has served as an invaluable landmark to generations of local fishermen. Take the cliff path north out of Portscatho and in under 20 minutes you’ll be standing on the beautiful Porthcurnick beach. At low tide Porthcurnick has acres of flat sand perfect for games of cricket, but you might have to wade out a bit to get a decent swim! Further east still are Carne beach and Pendower beach which at low tide join to form an even bigger expanse of sand where dogs are allowed all year round. Beach 150 yards.

    Situated in the small village of Gerrans in the Roseland Peninsula, adjacent to Portscatho on the East side, it is 7 miles south Southeast of Truro easy access from the A30. There is so much to do for everyone, from walking and cycling around the coastline to visiting well known sites such as St Mawes Castle built by Henry V111, one of the best-preserved coastal fortresses. Tickets can be purchased from English Heritage for those that want to explore inside. St Mawes is a lovely village on the Fal estuary well worth a visit with its small shops, local cafes and restaurants and pubs. If you go to the Harbour, you will see advertisements for boat trips to the Helford River, Smugglers Cottage, and fishing trips. Enterprise boats are the largest operator and offer a service around the river Fal where you can hop on and off allowing you to visit multiple places. Why not take your car on the King Harry Ferry connecting St Mawes and the Roseland with Feock, Truro and Falmouth? Truro is the capital city of Cornwall, cobbled streets, small alleyways leading to quirky shops it is a fantastic place to explore that is full of history. Visit the museum or Cathedral, take in a show at the Hall for Cornwall. You will be spoilt for choice with the wide variety of restaurants, cafes, pubs, and tea rooms ideal for relaxing during a busy shopping trip. Falmouth another town next to the harbour has a typical seaside feel, full of shops, restaurants, and bars it is also home to the Nation Maritime Museum well worth a visit. If you don’t want to cook, why not pop to the Royal Standard Pub in the square. You will be booking another visit as one is not enough to see everything. Beach 1½ miles. Pub and restaurant 125 yards.
