The Manor Coach House is enticing, spacious and charming. It has been lovingly restored by the owners to create a contemporary, upside down cottage with luxury furniture and fittings. The two kingsize bedrooms both have large stunning en-suite bathrooms, a spiral staircase leads to the first floor open plan living space where you will find a karaoke machine, record player with a selection of records, and a selection of board games. Leading out from the living space is a lovely teak balcony overlooking the large 1 acre garden where you will find an elegant walled terrace and garden furniture. Have some fun and enjoy a dip in the heated pool followed by a game of table tennis outside. Relax as the sun goes down and light up the barbecue for an enjoyable evening meal in this delightful sun trap. The hot tub with a waterfall feature overlooks the enclosed garden with a sheltered walled terrace, brick built gas barbecue, additional Weber coal barbecue (coals supplied) and a wood-fired pizza oven.

The Coach House is in the grounds of the owners’ manor house, parts of which date back to the 15th century, and was mentioned in the Domesday Book. Fishing available nearby.

Nestled in the tranquil grounds of Ashtree Court, these adjoining cottages (five in total) with a shared heated indoor pool really are some of the most delightful cottages you will find in the area. Antique hunting can be enjoyed at Horncastle 18 miles away, and Louth offers a lovely traditional market town. Skegness and Ingoldmells with its seaside attractions, is just 2 miles. Stowmarket, 10 miles, is home to the Museum of East Anglian Life, has a wide range of shops and restaurants and direct train links to London Liverpool Street Station. Bury St Edmunds with its cathedral, abbey grounds and Georgian theatre, the market town of Diss and the county towns of Ipswich, Norwich and Colchester are all within easy reach. Slightly further afield are the unspoilt delights of the Suffolk Heritage Coast, including Aldeburgh, Dunwich, Walberswick, Southwold and the ancient burial ground at Sutton Hoo (National Trust). French doors lead to an enclosed secluded garden terrace, complete with sun loungers and barbecue, with pathway leading to private river frontage with use of seating furniture, rowing boat and canoe, where visitors can enjoy this wonderful backwater to the full, its peace only interrupted by the occasional rowing boat of an angler. The city of Norwich is 5 miles for excellent shopping, theatre, castle museum, cathedral, fine restaurants, cafés and bars. Wroxham (10 miles), capital of the Norfolk Broads, offers river trips and daily boat hire to explore the expanse of waterways. A 40-minute drive leads to the Heritage North Norfolk coast, ‘Admiral Nelson’s country’, where there are Blue Flag sandy beaches, extensive salt marshes, RSPB reserves and the coastal path for excellent walking. Boat trips are available all year to visit the basking seals and Blakeney Point nature reserve. Nearby, the stately homes of Holkham and Blickling are amongst the finest in East Anglia. The Royal Sandringham Estate and museum is open to the public when the Royals are not in residence.
The coastal resorts of Cromer and Sheringham offer an array of attractions for all ages, a cliff-top golf course, plenty of shops and restaurants. Still operational, the fishing harbour operates a small fleet of boats to catch succulent fresh lobsters and crabs, which are brought back to be sold locally. Promenade gardens, pier with seasonal live entertainment and the Royal Life Boat Centre can all be found at Cromer. Sheringham is headquarters for the North Norfolk Steam Railway, where during the summer trains travel back and forth along the coast to neighbouring villages. Shop 800 yards.

Dray Cottage is set in the small hamlet of Fallapit, just outside the village of East Allington midway between the towns of Kingsbridge, Totnes and Dartmouth. This Area of Oustanding Natural Beauty has many sandy beaches and stunning coastline very close by, including Blue Flag beaches Slapton Sands, Beesands, East Portlemouth, Bantham, Bigbury and Thurlestone. The town of Dartmouth is nestled on the River Dart and offers boat trips, exclusive shops, galleries, many pubs and some famous restaurants. Totnes, 5 miles up the river, is a town steeped in history, enjoying a colourful and exuberant atmosphere, while Salcombe is another pretty riverside town, boasting a busy estuary with many yachts sailing by and a myriad of interesting shops and pubs in its winding streets. There are several National Trust properties in the area to explore and some delightful open gardens. With the South Hams coastal path stretching over 60 miles there is great walking and time can be spent exploring the rugged moorland.
A little further afield and well worth a visit is the Eden Project in Cornwall. Riding, sailing, sea and coarse fishing are available locally, as well as a good variety of shopping. Shops 3 miles, pubs ½ mile.

This delightful cluster of converted barns can be found deep in the Suffolk countryside, set in 80 acres of grazing meadows on the owner’s working beef farm where the owner lives. Henry’s Barn (ref UKC3168) is a semi-detached barn conversion and can accommodate up to six guests including two guests with restricted mobility, on the ground floor. The Old Dairy (ref UKC3169) is also part of a barn conversion ideal for a couple or small family. The Old Corn Mill (ref UKC3170) is another semi-detached barn conversion and has a large communal seating area, ideal if all properties are booked together, accommodating up to 16 guests.

Seaside resort of Sea Palling has excellent sandy beach backed by sand dunes, restaurant, small arcade and café, 18 minutes’ drive. Bygone museums, craft centres, National Trust parks and homes of Blickling and Felbrigg Halls are all within an easy drive. City of Norwich, 13 miles, has a magnificent cathedral, castle museum, art galleries, cinemas, theatre, cafés, fine restaurants and excellent shopping. Blakeney Quay and Morston Harbour located further along the north Norfolk coast offer seal watching boat trips and pubs and restaurants serving superb locally caught seafood.
Fishing is available (in season with licence) Sea Palling, Cromer and Sheringham beaches are great for sea fishing and alongside the River Bure for river fishing.
