The Manor Coach House is enticing, spacious and charming. It has been lovingly restored by the owners to create a contemporary, upside down cottage with luxury furniture and fittings. The two kingsize bedrooms both have large stunning en-suite bathrooms, a spiral staircase leads to the first floor open plan living space where you will find a karaoke machine, record player with a selection of records, and a selection of board games. Leading out from the living space is a lovely teak balcony overlooking the large 1 acre garden where you will find an elegant walled terrace and garden furniture. Have some fun and enjoy a dip in the heated pool followed by a game of table tennis outside. Relax as the sun goes down and light up the barbecue for an enjoyable evening meal in this delightful sun trap. The hot tub with a waterfall feature overlooks the enclosed garden with a sheltered walled terrace, brick built gas barbecue, additional Weber coal barbecue (coals supplied) and a wood-fired pizza oven.
This elevated property sits high above the Stour Valley and has the benefits of being just a short drive to the historic city of Canterbury, as well as being surrounded by the picturesque Kent countryside, footpaths, cycle routes and a unique complex of lakes where day anglers can spend a happy day fishing. Just 20 minutes away you can be in Whitstable where you’ll find some wonderful award-winning beaches. Enjoy some wonderful local walks along The River Stour and stop off at the local farm shop in Chilham for some tasty treats. And don’t forget your dog! They’ll love this wonderful and pet friendly cottage.
The Coach House is in the grounds of the owners’ manor house, parts of which date back to the 15th century, and was mentioned in the Domesday Book. Fishing available nearby.

Nestled in the tranquil grounds of Ashtree Court, these adjoining cottages (five in total) with a shared heated indoor pool really are some of the most delightful cottages you will find in the area. Within 5 minutes of the glorious sandy beaches and easy reach of the rolling Lincolnshire Wolds, these four extremely comfortable cottages form a small select group overlooking a central courtyard and enjoying shared use of a heated indoor swimming pool and children’s play area. Set in 4 acres of beautiful mature gardens they offer the ideal location for a relaxing holiday and for touring the coast and wolds. There is excellent coarse fishing just 300 yards away and golf (handicap required) is available at the well-known Seacroft links golf course and Northshore (no handicap), which are both nearby. Within easy reach are the famous Battle of Britain Aircraft Museum and the East Kirby Lancaster Museum, RSPB Gibraltar Point, NT Gunby Hall, Snipedale Nature Reserve and Forest, and the historical city of Lincoln with its cathedral, castle and excellent shopping. Antique hunting can be enjoyed at Horncastle 18 miles away, and Louth offers a lovely traditional market town. Skegness and Ingoldmells with its seaside attractions, is just 2 miles. With exclusive use of its own indoor heatedswimming pool, this detached, traditionally-built, single-storey holiday property is located within an area of SSSI along the peaceful backwater of the River Wensum. French doors lead to an enclosed secluded garden terrace, complete with sun loungers and barbecue, with pathway leading to private river frontage with use of seating furniture, rowing boat and canoe, where visitors can enjoy this wonderful backwater to the full, its peace only interrupted by the occasional rowing boat of an angler. The village has two pubs, shops, post office, golf course, snooker hall and extensive country walks.
The city of Norwich is 5 miles for excellent shopping, theatre, castle museum, cathedral, fine restaurants, cafés and bars. Wroxham (10 miles), capital of the Norfolk Broads, offers river trips and daily boat hire to explore the expanse of waterways. A 40-minute drive leads to the Heritage North Norfolk coast, ‘Admiral Nelson’s country’, where there are Blue Flag sandy beaches, extensive salt marshes, RSPB reserves and the coastal path for excellent walking. Boat trips are available all year to visit the basking seals and Blakeney Point nature reserve. Nearby, the stately homes of Holkham and Blickling are amongst the finest in East Anglia. The Royal Sandringham Estate and museum is open to the public when the Royals are not in residence.
The coastal resorts of Cromer and Sheringham offer an array of attractions for all ages, a cliff-top golf course, plenty of shops and restaurants. Still operational, the fishing harbour operates a small fleet of boats to catch succulent fresh lobsters and crabs, which are brought back to be sold locally. Promenade gardens, pier with seasonal live entertainment and the Royal Life Boat Centre can all be found at Cromer. Sheringham is headquarters for the North Norfolk Steam Railway, where during the summer trains travel back and forth along the coast to neighbouring villages. Shop 800 yards.

Set in the owners’ 7-acres of grounds and surrounded by farmland, these two detached barn conversions stand adjacent to one another. The Old Stables has its own enclosed garden, and its own private hot tub, with delightful open countryside views and has been well-furnished to provide a perfect holiday home at any time of year. Burfields Barn has en-suite bathrooms to all bedrooms, a wealth of exposed beams and the wood burner in the open-plan living/dining room/kitchen ensures a warm welcome all year round. Burfields Barn also benefits from a private indoor heated pool and games room. Outside, there is a large enclosed courtyard for al fresco dining and shared use of 7-acres of grounds for guests to enjoy. Catering is also available by prior arrangement with the owner.

The properties provide an excellent base for walking, cycling or bird watching, but are conveniently situated to explore the delightful market towns and villages of Suffolk. Stowmarket, 10 miles, is home to the Museum of East Anglian Life, has a wide range of shops and restaurants and direct train links to London Liverpool Street Station. Bury St Edmunds with its cathedral, abbey grounds and Georgian theatre, the market town of Diss and the county towns of Ipswich, Norwich and Colchester are all within easy reach. Slightly further afield are the unspoilt delights of the Suffolk Heritage Coast, including Aldeburgh, Dunwich, Walberswick, Southwold and the ancient burial ground at Sutton Hoo (National Trust). This Shepherd’s Hut with stunning views, hot tub and private use of the indoor pool has direct access to Area of Outstanding Natural Beauty South Coast paths, pubs and shops. The living area has stable doors from which to enjoy the uninterrupted valley views, and the dining furniture can be used inside or out. The bedroom area with a wardrobe and storage, has a double bed made up of quality linens, that can be stored vertically for extra space. The garden is enclosed and partly sheltered and has a fire pit and undercover area with fairy lights, a worktop, sink, BBQ (including starter coals) and loungers to soak up the great views. This is an area with low light pollution and the Protected Sky Status for star gazing! Visitors have direct access to 2-acre dog walking paddocks and further Areas of Outstanding Natural Beauty Isle of Wight paths. There is a shared indoor heated swimming pool and private use can be arranged with the owner prior to arrival.

You are welcome to join the owners for a walk or cycle to the nearby St Catherine’s Oratory or ‘Pepperpot’, as it is known locally, or into the close by villages of Whitell and Niton, with many options to venture further afield.

Outdoor pursuits are well catered for including horse riding, fishing, cycling, paragliding, watersports and golf. There are numerous attractions to discover for all ages. Pay a visit to Queen Victoria’s favourite holiday residence, Osborne House and its gardens, Blackgang Chine, the oldest themed attraction in the UK, the famous Needles, Ventnor Botanical Gardens, Tapnell Farm Park, Carisbrooke Castle or the sailing towns of Yarmouth and Cowes. There is plenty to discover and keep you entertained. Nestled within 240 acres of unspoilt farmland, in the glorious South Hams midway between Dartmoor and the stunning south Devon beaches, Wheeldon Farm Cottages are the perfect choice for family, friends and couples to enjoy a relaxing retreat or an action packed escape at any time of year. The master bedroom in each property features a flatscreen TV, and home-made meals can be pre-ordered and delivered to the cottage (arranged direct with the owner). The cottages lie just a short distance from some of south Devon’s finest beaches and tourist attractions, including the historic town of Totnes which is just 15 minutes away and sits on the River Dart with cruises down river to Greenway and Dartmouth. A cosmopolitan town, Totnes, 7 miles away, has a vast array of independent shops, weekly markets, galleries, leisure centre and many lovely restaurants, bistros and cafés. The seaside towns of Paignton and Torquay are 40 minutes’ drive, and it is just a 15-minute drive to the yachting haven of Dartmouth, and the coastline between Dartmouth and Kingsbridge, both 7 miles away, has many stunning beaches, hidden coves and fantastic coastal walks.

Guests of these cottages can also enjoy a range of on-site facilities suitable for all the family, including a heated indoor swimming pool (available via a booking system) with a private changing room and shower. There is a large games room set over two floors, including a fitness room with a cross trainer, treadmill, rowing machine and exercise bike. The top floor of the games room has a full-size American pool table, big sofa and Sky TV. The bottom floor has table tennis and table football. On-site there is also a laundry and ironing room. If you are looking for adventure and an adrenalin rush, then Wheeldon Farm Cottages will not disappoint. The Wheeldon Off-Road Centre, adjacent to the cottages, boasts a purpose-built, 30,000 square foot indoor arena (split in separate halves for motorbikes and bicycles) and junior training circuit, and is the ideal year-round venue for the whole family to learn to ride a motorcycle in a fun and controlled environment. Discounted rates are available for children and adults during the school holidays (booking by arrangement and on arrival), providing children and adults with the opportunity to experience the ultimate, two-wheel off-road adventure for the first time. The instructors at Wheeldon Farm are all ACU accredited and will guide the children through their paces every step of the way. For some activities, all the kit, clothing, boots, gloves, helmets and fun bikes are provided. All that’s needed is the enthusiasm to have a great deal of fun! Suited to all ages from 7 years to fit seniors. Wheeldon Farm now offers all of it’s holiday cottage customers a free 1 hour ‘taster’ ride on our professionally maintained Haibike electric bikes, after which they are available to hire. The bikes are perfect for exploring the beautiful South Devon countryside in an environmentally friendly way. We can advise you on the best routes to ride and places to explore.

In addition to all the motorbike fun, a range of other activities can also be organised locally, including horse riding, golf, go-karting and trout and carp fishing. Also, clay pigeon shooting, air rifle and archery are available - these are run by a fully qualified instructor and all equipment is provided. The activities run on a Monday, Thursday and Sunday. Prices will be charged accordingly when bookings are made. Please note, extra activities and catering requests must be pre-booked with Wheeldon Farm Cottages prior to guests’ arrival at the site. This delightful cluster of converted barns can be found deep in the Suffolk countryside, set in 80 acres of grazing meadows on the owner’s working beef farm where the owner lives. Henry’s Barn (ref UKC3168) is a semi-detached barn conversion and can accommodate up to six guests including two guests with restricted mobility, on the ground floor. The Old Dairy (ref UKC3169) is also part of a barn conversion ideal for a couple or small family. The Old Corn Mill (ref UKC3170) is another semi-detached barn conversion and has a large communal seating area, ideal if all properties are booked together, accommodating up to 16 guests.

Whilst offering holiday makers a cosy and comfortable stay, these 18th-century barns have retained much of their charm and character, and share use of an indoor heated pool which can be booked for private sessions, and is open from Easter to September (please bring your own towels). There is also a large games room with an indoor astro turf pitch for football, hockey and tennis. Ideal for families and larger groups, there is a real emphasis on guests’ comfort. The properties are decroated with a Christmas theme during the festive season, perfect for breaks all year round.

The village of Walpole is in the Suffolk Blyth Valley on the outskirts of Halesworth, close to the River Blyth. It is an ideal location from which to explore the Suffolk Heritage Coast at Southwold with its brightly coloured beach huts lining the promenade, Aldeburgh for traditional fish and chips on the seafront, or Dunwich to explore the Area of Outstanding Natural Beauty and the RSPB Minsmere, all offering a distinctly individual coastal experience. You are also ideally located to discover the Suffolk countryside locations of Framlingham and the infamous Castle on the Hill, the market town of Halesworth for a spot of retail therapy and the equally beautiful Beccles, a market town situated on the southern network of the Norfolk Broads National Park. This delightful cottage can be found on the edge of the Peak District in the picturesque village of Cutthorpe, down a private country lane on the owner’s non-working farm of 2 acres. Green Farm is surrounded by fields, woodland, footpaths and bridleways with direct access to the Linacre Reservoirs and Holmebrook Country Park. Tawny Owl Barn is a beautifully converted stone barn, situated over two floors, retaining many original features. The ground floor lays claim to a cosy living room complete with a warming wood burner, leather sofas, exposed stone walls and wooden beams. There is also a fully-equipped kitchen/dining room, a great social space with a large dining table so you can have a home cooked meal with all the family, as well as a single bedroom with an oak sliding barn door. Head upstairs where you will find two en-suite bedrooms with varnished, natural wooden floors, one with a double bed and one with twin beds. Double glazed and centrally heated throughout, this barn is perfect for families and groups all year round.
Outside, there is a fully enclosed private garden with a patio table and chairs, a barbeque and views over open countryside. There is a gate giving access to the fully enclosed hot tub (which is available all year for an additional charge, payable locally). This also includes the supply of additional towels and dressing gowns. We have a one acre paddock to exercise your dog in. Up to two well behaved dogs.
Cutthorpe has two pubs within walking distance that are dog friendly and serve food. It has a pretty village green and benefits from panoramic views over Chesterfield with its famous crooked spire. The village is located on the edge of the Peak District National Park, yet is only 3 miles from The popular market town of Chesterfield. Its perfect location allows you to explore historic houses, walking, cycling and visiting the tourist towns of Bakewell, Matlock, Castleton, Buxton, Eyam and Hathersage. If its stately homes, castles and gardens you would like to visit, the magnificent Chatsworth House is only 10 minutes drive away; the grounds and house will provide a full day out. Within 30 minutes you can also visit Packwood house, Bolsover castle, Renishaw hall, Haddon hall and Hardwick hall.

For those that are more active, there are numerous options varying from local walks from your door, to more adventurous walks in the Peak District. Cyclists are also well catered for with a variety of road and off road tracks and trails. Additionally there is shooting, canoeing, horse riding, go ape, abseiling, climbing, fishing and golf all available nearby. Alternatively you can just relax and enjoy the tranquillity that Green Farm offers. The nearest shop is 2 miles, café 1½ miles, post office, doctors are all available locally.
