Situated just 3 miles from the small town of Alyth, the property has a wealth of attractions and amenities within easy reach. A few miles beyond is the bustling market town of Blairgowrie with its good selection of shops, restaurants and leisure facilities. Heading west, enjoy a scenic route to the popular town of Pitlochry with its theatre, shops and fish ladder. In the winter months try your hand at skiing at Glenshee, just 20 miles away, or travel a little further and enjoy the stunning scenery of Braemar. Several events are also held throughout the year, including ‘The Crieff Highland Games’ and autumn’s ‘Drovers’ Tryst Walking Festival’.

You will be in your element in this area if you are a fan of the outdoors, as the mountains call walkers, hikers and cyclists alike. Loch Earn is ideal for water sports and there are plenty of fishing, golfing, cycling and horse riding opportunities in the surrounding area. Speaking of horse riding, based on the farm there is an equestrian eventing facility, amongst 80 acres of wooded parkland, where you could tackle some of the 100 cross country jumps. If you prefer to stay on your own two feet then walking with the wildlife is highly recommended.

If all that outdoor activity leaves you in search of some retail therapy or a good night out, then the city of Perth is just 7 miles away. Here you will be spoilt for choice with places to wine and dine. You could even go to the theatre! A great way to experience the city is to take a boat trip on the River Tay (seasonal). This area has lots to offer, not least its many historic castles, including Scone Palace, Drummond Castle and Garden, Stirling Castle, Doune Castle, Hopetoun House and for fans of the TV series ‘Outlander’, there are numerous locations used in the making of the series. Look no further than this gorgeous cottage for your next holiday in Perthshire, set down a very peaceful street in the popular market town of Blairgowrie, this delightful cottage is a rare find and a real gem. The tranquil ambience combined with tasteful furnishings and lots of lovely personal touches will ensure you have a wonderful break away. The cottage has an enclosed garden to the front and side, filled with plants and flowers and sunny sitting out areas, while inside, the cosy living room with its contemporary wood burner and kitchen/dining room are great places to relax after a day out sightseeing.
Although very quiet, the cottage is only a few minutes’ walk to the town, where you will find lots of interesting shops, cafés, good restaurants and leisure facilities including two championship courses in the town and an abundance of other courses nearby each with its own special character, as well as internationally famous Gleneagles, St Andrews and Carnoustie a bit further afield. There are picturesque walks along the River Ericht running through the town, which join up with the Ardblair and Cateran Trails.
Ideally situated for exploring the many delights Perthshire has to offer, whether it’s golf, walking, cycling, or visiting local attractions like Glamis Castle, Scone Palace, the Victoria and Albert Museum, the list is endless. The ski slopes at Glenshee are a short drive and the cities of Perth, Dundee or Edinburgh as well as the House of Bruar and Pitlochry are well worth a visit for some retail therapy. Osprey Cottage (ref 15885) has been converted to create a super holiday retreat with rugs on polished wooden floors upstairs in the living areas, and cosy bedrooms below. Heather Croft (ref 26213) is a detached bungalow nearby, cleverly designed by the owners with lots of windows to maximize views of the surrounding countryside. The But ‘n’ Ben (ref 28139) is a charming converted barn for two. An ideal choice whatever the weather. Next door to Dunkeld is Birnam, home of the Beatrix Potter exhibition and where there are riverside walks along the Tay. An 18-hole golf course is 1½ miles away beside the Loch of Lowes Wildlife Reserve. There are walks and cycle tracks in the bordering forest. Fishing locally. Shops and pubs 2½ miles.

As its name suggests, it is set down the lane to the local church and has wonderful south-facing sunny views towards the fields and hills beyond. As you approach the house you are welcomed by a lovely front garden and driveway with space for two cars. You enter the house via a sun porch which is a real sun trap in the summer and an ideal spot to bird watch in the spring. Downstairs there is a comfortable living room and a spacious dining room, leading into the fully equipped galley-style kitchen with adjacent toilet. The back door leads to the annex and back garden.
