This superb, detached, seven-bedroom, English thatched country cottage is a delightful holiday home which offers many original architectural features in keeping with the character of a period house, such as beams, leaded windows, original inglenook fireplace and thatched roof. Offering spacious, tastefully styled accommodation, this wonderful thatched country home makes an ideal base for families or couples wishing to stay in the New Forest National Park and close to the sea.

With no close neighbours and surrounded by fields on all sides, the property has 4 acres of gardens, with the outdoor heated swimming pool (heated June, July and August) being the focal point of the rear garden, easily reached through two sets of large French doors from the spacious kitchen. There is also a large area for playing ball games, two other large lawns, a double barbecue and outdoor furniture. The owners have a separate annexe adjacent to the property.

The property is located just 3 miles from Lymington and within the New Forest National Park itself, which is a haven for wildlife, with many roaming ponies across the heathland, extensive walking, cycling and riding routes. There is plenty to do in the area for all ages, all year round. The popular sailing town of Lymington is only a 5-minute drive, with its pretty harbour, cobbled pedestrianised streets, boutiques, eateries, pubs and day trips to Isle of Wight by ferry. Other places of interest include Beaulieu Motor Museum, Bucklers Hard, Marwell Zoo, Peppa Pig at Paultons Park, New Forest Owl and Otter Park and Southampton, to name but a few. The property is also within easy reach of many beaches, including Mudeford, Sandbanks, Poole and Bournemouth, the nearest beach being less than two miles away. There is a local convenience shop a 2-minute drive away (800 yards) and a local pub and restaurant within walking distance (600 yards).

The owners have an annex in the grounds where they often stay, one end of which is just a few yards away from Silverland’s back door, but they have their own entrance, drive, car park and garden, all separate to Silverland. All the windows and doors of the annex are double glazed, kept closed and have blackout blinds and curtains drawn to ensure your privacy. Unless you need the owner’s assistance for anything, you will not see them from arrival to departure, but they are happy to help if necessary - the choice is yours.

The Annexe @ The Roost is a wonderful holiday home to simply relax in, a lovely setting for a long weekend, or as an ideal base to explore further afield for a longer stay. This home makes the very most of its location with an upside-down layout, a bedroom and a bathroom on the ground floor, the first floor offers a lovely living/dining area with far-reaching views across the New Forest National Park. With a spacious living room with a wood burner, and an open plan kitchen/diner with with picture window overlooking the garden and New Forest National Park beyond, this is the perfect choice for friends or families to use as a base to explore this stunning part of the country. This fantastic cottage is in the peaceful village of Woodgreen, and you are very likely to see horses, donkeys and cattle (and during Panage, wild pigs) wandering past your front gate. Woodgreen is a charming village situated on the north west edge of the New Forest National Park. Woodgreen Common is designated as a Site of Special Scientific Interest, and there are many walks and cycle rides that can be undertaken directly from the cottage. Woodgreen also boasts a wonderful village pub, serving traditional British cuisine, which is an easy, level walk from the cottage (make sure you have a torch for the way home), and there is also a delightful community-run village store and post office.
The neighbouring market town of Fordingbridge has a pub on the river and a great grocer shop for local produce; there is also an organic farm shop close by with its own café. Fordingbridge is known for its medieval bridge with five arches, and has many local shops, boutiques, eateries and a church. Nearby there is a waterpark, which offers wakeboarding, sailing, fishing and other water sports, and there is horse riding and golf in the area too.
Thirty minutes or so to the south, you will find beautiful sandy beaches at Southbourne, Bournemouth and Sandbanks. Other places to visit include Moors Valley, Christchurch Harbour and Dorset Heavy Horse Farm. The historic cathedral cities of Winchester and Salisbury are within a short drive away and are well worth a visit. Set along a quiet country lane within The New Forest National Park this charming annex is the perfect getaway for couples looking for short break to relax or as a base for a longer stay to explore this stunning part of the country. Farriers offers a lovely double bedroom, sitting room, separate kitchen/breakfast room and bathroom along with parking and a small courtyard.
Just 100 yards from the open Forest leading to numerous walking, cycling routes. Walking or cycling distance to Burley is 2 miles and Bransgore is 1½ miles. Lantern Cottage is a delightful, welcoming, end-of-terrace period cottage, which is beautifully presented and dog friendly for one medium-sized dog. It has been refurbished in 2021 and is located within a 7-minute level walk of Lyndhurst village and the beautiful open forest. Ideal for a family or couples for a romantic or active break together. On the ground floor you’ll find a cosy living room with a TV and a wood burner to snuggle up in front of, a dining room and a galley kitchen, along with a bathroom; whilst upstairs are the two bedrooms. There are a number thoughtful personal touches on display in the property including a wine bottle honesty rack, help yourself to a bottle on the house but please replace any more before you leave. There are two enclosed gardens with furniture to sit in and enjoy the sun after a day’s activities.
Lyndhurst is a wonderful village with a superb array of amenities. Often referred to as the ‘Capital of the New Forest’ it offers a variety of outdoor pursuits and places of interest with the open forest easily accessible for walking and riding. The village boasts an eclectic range of cafés, restaurants, two supermarkets and bakeries. Bike hire is also available (electric too of you fancy an easier ride). There are two mainline railway stations: Ashurst within 2½ miles and Brockenhurst just shy of 4 miles with direct links to London Waterloo.

The village car park has electric charging points for visitors with EVs.There is much to do in The New Forest with attractions for all ages, including Paulton’s Park with Peppa Pig World just a short drive away. Beaulieu Motor Museum, the riverside village of Bucklers Hard and many picturesque villages are also close by just waiting to be discovered. Shops, pubs, and restaurants are just a short walk away and there are several beaches about 15 minutes’ drive away. Tea Pot Cottage is a delightful two-bedroom cottage located in the centre of Ringwood, perfect for exploring an abundance of eateries, and quaint and modern shops. The property has an open plan kitchen and living area on the ground floor providing a light and social space to relax in. You can spend cosy nights in the living area which has a 42” Smart TV, along with two-seater sofas providing plenty of room to spread out. There is also a desk with USB charger points, a bookcase and a dining table with four chairs. Next to the kitchen is a handy cloakroom cupboard and a downstairs shower room. Heading up to the first floor, there are two bedrooms. The first has a double bed, whilst the second bedroom has two 3ft twin beds.
Outside there is a beautiful garden at the back of the cottage which has a table with four chairs, a parasol and two sun loungers, perfect for enjoying a warm summer’s evening. There is a garden shed which houses an extra upright fridge/freezer, a washing machine and a tumble dryer.
Dating back to 1226, the market town of Ringwood stands on the banks of the River Avon and on the western fringes of the New Forest National Park. It is perfectly placed if you are after a walking holiday, as it is a town passed through by the Avon Valley Path. This route covers 34 miles of countryside stretching all the way from Salisbury in Wiltshire to Christchurch Priory on the south coast, following the River Avon the whole time. For more manageable walks, the route has been split into five smaller sections. One of Ringwood’s most popular attractions is the Brewery which offers tours of its premises. Just outside of the town is another top attraction, Liberty’s Owl, Raptor and Reptile Centre, where visitors can meet birds of prey, reptiles and insects.
There’s a wide choice of places to eat in Ringwood, whether you’re after traditional fare or freshly caught seafood. There is a café/bar on the High Street which offers breakfast/brunch/lunch every day. You can start the day on coffee or tea then end with cask ales, world lagers, wine or cocktails, with the option to dine al fresco in the lovely covered outdoor area.
New Forest Aqua Waterpark and Moors Valley with Go Ape climbing and golf are 2 miles away. Paultons Park is a 15-minute drive away and Monkey World is a 35-minute drive, so there is plenty of choice for a fun day out with the kids. Beach 10 miles. Shop 1 mile, pub 110 yards and restaurant ¾ mile.
