Nestled in the tranquil grounds of Ashtree Court, these adjoining cottages (five in total) with a shared heated indoor pool really are some of the most delightful cottages you will find in the area. Within 5 minutes of the glorious sandy beaches and easy reach of the rolling Lincolnshire Wolds, these four extremely comfortable cottages form a small select group overlooking a central courtyard and enjoying shared use of a heated indoor swimming pool and children’s play area. Set in 4 acres of beautiful mature gardens they offer the ideal location for a relaxing holiday and for touring the coast and wolds. There is excellent coarse fishing just 300 yards away and golf (handicap required) is available at the well-known Seacroft links golf course and Northshore (no handicap), which are both nearby. Within easy reach are the famous Battle of Britain Aircraft Museum and the East Kirby Lancaster Museum, RSPB Gibraltar Point, NT Gunby Hall, Snipedale Nature Reserve and Forest, and the historical city of Lincoln with its cathedral, castle and excellent shopping. Antique hunting can be enjoyed at Horncastle 18 miles away, and Louth offers a lovely traditional market town. Skegness and Ingoldmells with its seaside attractions, is just 2 miles. Nearby Kirton has a good range of amenities including shops and pubs which is only a 10-minute walk away. Situated in between the historic towns of Spalding and Boston, you can visit the famous Boston ’Stump’, enjoy numerous good restaurants, shops, cafés and bars as well as the weekly markets and river boat rides.
For days out, the seaside resort of Skegness is approx. 45 minutes, and Hunstanton in Norfolk about an hour’s drive. Major cities surrounding within a 35-mile radius. Nature reserves at Frampton RSPB (10 mins car journey) and Gibraltor Point offer opportunity to see the migrating birds and wildlife as well as many miles of excellent walks. For cycle enthusiasts, there are some great cycle routes close by. While you’re surrounding yourself in romantic luxury see if you can spot the abundance of wildlife, including, squirrels, owls, bats, dragonflies, rabbits, robins, woodpeckers, various birds of prey and the occasional muntjac deer.

These 5 holiday cabins, each with furnished verandah for dining al fresco, are located 7 miles from Boston, and 20 miles from Skegness. They are situated just outside the small village of Old Leake where there are two pubs, a supermarket and a children’s play area. The site is ½ mile from the A52 with a regular bus service to Boston and Skegness.
Sheepgate Equestrian Centre is 2 miles away, where National Dressage competitions are held. The local RSPB reserve at Freiston Shore is 5 miles away, whilst Leverton village to the south has a café, supermarket and pub.
There are many country lanes around the site which are ideal for walking and cycling. The cabins overlook an established fishing lake (permit provided), however, guests will also be required to have their own Environment Agency fishing license. Shop ¾ mile, pub and restaurant ½ mile.

Situated on a section of the River Steeping known as the ’Haven’, these beautifully converted cottages offer cosy, stylish holiday accommodation in a peaceful, picturesque location and enjoy country views. All three properties have the added benefit of a private hot tub. Originally agricultural buildings dating from 1872, access to the cottages is via a private lane on the owner’s arable farm, which itself is steeped in history. Guests are welcome to explore over 80 acres of riverbank and tracks, ideal for wildlife watching and romantic strolls. Just 800 yards away is the medieval town of Wainfleet All Saints. Here visitors will find a weekly market and street auctions, pubs, a famous brewery with visitor tours, restaurants and shops. Award-winning sandy beaches, family entertainment and amusements can be found 5 miles away in Skegness, and Fantasy Island fun park is 8 miles. Gunby Hall is 7 miles and Tattersall Castle 15 miles, both National Trust. Horncastle, famous for antiques, is 15 miles and the medieval cathedral city of Lincoln is 40 miles. This lovely barn is on the edge of the family farm, which has been superbly restored in 2021 and extended to provide great family sized accommodation with space for everyone to enjoy. Ideal for families staying together with two separate staircases to the first floor, a large south facing patio with 15ft swim spa, as well as a lawned garden for fun family games.
Just 5 miles from the sandy beaches at Chapel St Leonards and within 15 minutes’ drive you have the traditional seaside resorts of Skegness and Mablethorpe, Fantasy Island, Butlins, Gibraltar Point Nature Reserve and The Lincolnshire Wolds. A footpath through the field takes you to the village pub where you can have food, and is a 10-minute walk away, before you return to soak in the swim spa after a busy day out. For those wishing to enjoy a very popular gastro pub there is one at Skendleby approximately a 10-minute drive away.
You can even bring your family pets, with up to three dogs welcome, but please be aware there could be cattle or sheep in adjacent fields. There are very good walks from the door with the area also being very popular for cyclists. Beach 5 miles and pub 1 mile.

Located on the popular Cherry Park, this lovely lodge has been completely renovated in 2023 to provide superb accommodation for a couple and their pet dogs. Nearby Chapel St Leonards has a good range of shops, restaurants, pubs and cafés as well as traditional amusements and plenty of entertainment to enjoy during the summer season. Many miles of sandy walks await you along the unspoilt beaches with the Seascape Observatory Café being a popular spot for refreshment on your walks. There are endless, quiet, unspoilt beaches along this stretch of coast from Skegness to Mablethorpe, offering fabulous walks alongside the sea. The promenade stretch from Sandilands to Mablethorpe is very popular, with bus stops at both ends. A bus stop at the entrance to the Park means it is straightforward to leave the car and journey along the coast to see Skegness, Huttoft Bank, Anderby Creek, Sandilands, Sutton-on-Sea and Mablethorpe for days out.
Skegness is the nearest large town and is a traditional seaside resort that many generations of visitors have enjoyed, and has everything from the funfair, seal sanctuary, aquarium, cinema and the pier to enjoy. Shops, pubs, restaurants and beach all within ½ mile.

Victory Hall Cottage is a beautiful property dating back to the late 1800’s and is perfectly set in the delightful little village of Partney. The cottage itself is filled with the love and attention it deserves which has made it a fantastic holiday retreat. Surrounded by lovely countryside, this cottage is simply stunning and is everything you would want from a holiday cottage. Entry is into a small entrance hall instantly giving you that cottage feel. To the side of the property leading from the kitchen/diner, you have a perfect patio area with garden furniture and a barbeque giving you a great place to sit out and relax in the summer months whilst enjoying a glass of fizz.
The cottage is just 2 miles from the lovely market town of Spilsby with plenty of pubs, shops and restaurants. Partney itself is only 10 miles from the seaside resort of Skegness with its excellent sandy beaches, fun fair, amusements, theatre, a seal sanctuary and Gibraltar Point Nature Reserve so why not back your bucket and spade? Attractions in the area include the stunning Lincolnshire Wolds National Park, the Battle of Britain Memorial Flight at Coningsby or Horncastle, a 15-minute drive, which is famous for its many antique and collectables shops. Visit Fantasy Island at Ingoldmells.
Lincoln Cathedral, where ’The Da Vinci Code’ was filmed with Tom Hanks, is less an hour’s drive. Should you wish to leave the car there are many excellent walks and cycle routes throughout the area along with an award winning village pub across from the cottage which serves good home cooked food along with a great selection of local ales.

Rosery is just a 300-yard walk from the beach with a park, play area and paddling pools on the way to the promenade. This will make the property very popular with families wanting to have that traditional seaside holiday. There is plenty of space for all the family, with an enclosed south-facing garden as well to enjoy.
A short stroll takes you into the centre of this popular, traditional resort with its fairground, amusements, seaside shops and supermarkets, as well as a range of restaurants, takeaways and pubs to enjoy meals and drinks out.
Donna Nook is a 15-minute drive north along the coast, and is worth visiting in the seal breeding season during the winter months where there are often around 2000 pups born. They are also frequently spotted along this stretch as you stroll along the beach.
You can catch the coastal bus which will take you for family days out at Butlin’s, Fantasy island or into Skegness, with its pier, where there is something for all the family to enjoy. Pub within 1 mile.

Within walking distance of the property is the wonderful Grange Farm Park.
