They lie in the charming village of Newchurch, surrounded by countryside, an area of Area of Outstanding Natural Beauty with plenty of walks and cycle and nature trails. Wildlife such as the famous red squirrel, various birds and other wildlife can be seen. Nearby is Amazon World Zoo Park, one of the top family attractions, and Robin Hill Adventure Park. Discover the Garlic Farm and Arreton Barns, or further afield is the picturesque Godshill with model village gift shop and tea rooms. Within a 5-minute drive, visit the popular tourist resort of Sandown, with seaside entertainment including amusements, Tiger Island Zoo, putting, crazy golf, pier leisure centre and waterside dining in one of the many restaurants and cafés. Shanklin is also within easy reach, with the magical Chine, and quaint thatched roofed tea rooms, houses and shops. There is so much to do on this sunny island, plenty of National Trust homes and gardens including Osborne House, Queen Victoria’s former holiday abode, Carisbrooke Mill, Lavender Farm, donkey sanctuary, glass making, dinosaur park and various museums. Many outdoor pursuits can be enjoyed on the island, including excellent scenic walks along miles of Heritage coastline, sailing, fishing, hang gliding, surfing, golf, cycling, riding and crabbing. This delightful holiday property is comfortably furnished and well placed for relaxing, and enjoys views over the open countryside. Noted for its temperate climate, the island is easily explored from the scenic beauty of West Wight to the sandy beaches of Sandown Bay, Shanklin and Ventnor. Also worth a visit is the busy yachting haven at Cowes. Kingates Farm nestles between the beautiful villages of Whitwell and Niton, on the southern point of the Isle of Wight. This wonderful holiday cottage includes many facilities to enable you to explore, unwind and indulge yourself in stunning surroundings. Designated an Area of Outstanding Natural Beauty, the location offers guests amazing panoramic views of rolling hills, nearby white cliffs and the coastline. This self catering holiday property have been converted from original farm buildings and offer spacious accommodation, enclosed gardens and paddocks with direct access to foot and cycle paths.
The Stables is a perfect romantic break for two. This detached, single-storey property has vaulted ceilings, a well-equipped kitchen and a cosy wood burner. You can enjoy a peaceful nights’ sleep in the super kingsize bed, and the en-suite boasts a roll-top bath and large walk-in shower. Step out of the large patio doors to a private seating area with a barbecue and enclosed garden with far-reaching views to watch the abundant wildlife.
A welcome hamper will be waiting for you on arrival with fresh milk, butter, eggs, homemade bread and local produce (extra supplies and/or dietary alternatives available on request). All produce is locally sourced where possible and you are welcome to seasonal fruit or vegetables from the main garden.
Friendly, sociable adult dogs (over 12 months old) are welcome on holiday too but NOT left alone unless totally happy/settled in and agreed with owner in advance, while making use of the pool. They have their very own pet hamper with a microfibre mattress, towels, natural shampoo, toys, treats and pet ID tag.
There are further gardens, walking paddocks and a central outside hot and cold water hose for muddy dogs, boots or bikes. The owners, who live on-site along with their dogs and animals, are available should you need any help. You are welcome to join them for a walk or cycle to the nearby St Catherine’s Oratory or ‘Pepperpot’, as its known locally, with many options to venture further afield should you wish.
Outdoor pursuits on the island are well catered for and include horse riding, fishing, cycling, paragliding, water sports and golf. There are numerous attractions to discover for all ages. Pay a visit to Queen Victoria’s favourite holiday residence, Osborne House and its gardens, Blackgang Chine, the oldest themed attraction in the UK, the famous Needles, Ventnor Botanical Gardens, Tapnell Farm Park, Carisbrooke Castle or the sailing towns of Yarmouth and Cowes. There is plenty to discover and keep you entertained. There are local takeaway options if you fancy dining alfresco and making the most of the wide valley sunset glow. Beach 4 miles. This Shepherd’s Hut with stunning views, hot tub and private use of the indoor pool has direct access to Area of Outstanding Natural Beauty South Coast paths, pubs and shops. The living area has stable doors from which to enjoy the uninterrupted valley views, and the dining furniture can be used inside or out. The bedroom area with a wardrobe and storage, has a double bed made up of quality linens, that can be stored vertically for extra space. The garden is enclosed and partly sheltered and has a fire pit and undercover area with fairy lights, a worktop, sink, BBQ (including starter coals) and loungers to soak up the great views. This is an area with low light pollution and the Protected Sky Status for star gazing! Visitors have direct access to 2-acre dog walking paddocks and further Areas of Outstanding Natural Beauty Isle of Wight paths. There is a shared indoor heated swimming pool and private use can be arranged with the owner prior to arrival.

You are welcome to join the owners for a walk or cycle to the nearby St Catherine’s Oratory or ‘Pepperpot’, as it is known locally, or into the close by villages of Whitell and Niton, with many options to venture further afield.

The house is a beautiful 1820 building and the conversion is tasteful and contemporary whilst retaining the original features and was fully renovated May 2019. Exposed beams, high ceilings and large windows with panoramic views offer period elegance with every modern comfort catered for. The rooms are set over three floors, starting with an impressive wide entrance hall with plenty of space and storage available. A utility room and downstairs toilet are also provided for your convenience. The vast show stopping kitchen (custom designed by Tom Howley of Surrey), living room and dining area is the perfect place to spend quality time together. The dining table seating ten or more guests is bordered with windows overlooking the lush green gardens and the garden itself is accessed via patio doors. The patio holds a beautiful outdoor sofa, the perfect place to relax your afternoons and evenings away. There is a gas barbecue to provide culinary delights for your friends and family all within the same setting, so the chef is never far from the party!
The Farmhouse is a perfect base to relax, unwind in and explore this unique corner of Britain. With many attractions, countryside and seaside resorts, there is definitely something for everyone. If you want to stay local, the beautiful Brook Bay is a 2-minute drive away and the sunsets on this side of the island are a must see, just stunning.
Osborne House was once Queen Victoria’s favourite residence and is now open to the public and well worth a visit, as are Carisbrook Castle, The Needles rock formations, Robin Hill park with acres of parkland, natural woodland, countryside gardens, adventures and special events, Ventnor Botanical Gardens and Shanklin Chine, a deep wooded gorge with streams and waterfalls. The model village at Godshill is also not to be missed as this gives a good overview of the island and its attractions, all in miniature of course.
