The sitting room gives the option of an extra two day beds if needed, and has another TV and table football to keep everyone entertained. The sitting room opens onto a secluded, sunny patio and garden with delightful country views, the perfect spot to enjoy an evening BBQ while you plan your next day out.
The property is well placed for exploring both Devon and Cornwall. Halwill Junction is just 1-mile away with a popular village inn, post office, shop and fish and chip shop. Holsworthy, 9 miles away, has a good selection of local shops and supermarkets along with a leisure centre and weekly market. The market towns of Launceston and Okehampton are only a short drive away and there are several good local pubs and restaurants close by to have a break from the cooking. Roadford Reservoir is just 15 minutes away where you can enjoy sailing and walking and where there is a lovely waterside café. Dingles Heritage Fairground is 10 miles and is a great day out whatever the weather. The wide golden sands of Bude and Widemouth Bay are 17 miles, with excellent surfing, pretty coves and dramatic coastal walks, along with shopping and leisure facilities, including 10-pin bowling, a wave pool, restaurants, bars and coffee shops.
With nature reserves and woodland close by the area is great for dog walkers. Fishing, riding, watersports and golf are all on offer close by and Dartmoor National Park is a must for nature lovers. RHS Rosemoor is a haven for gardeners and golfers can enjoy three well-groomed courses. Sheepwash Square House located in a quaint North Devon village is a 1600’s Grade II listed thatched house accommodating up to twelve guests.

Perfect for families or groups of friends with spacious rooms and a ‘cottage chic’ theme with wooden shutters throughout. The well equipped kitchen is a delight with everything you could need, the large island makes a great place to socialize whilst cooking under the beautiful vaulted ceiling. The large living room overlooks the village square, and has a beautiful fireplace, wood burner and upright piano. The six bedrooms each have tea and coffee facilities, a writing desk and lamp, fluffy towels and quality Egyptian bedding. On the first floor the first bedroom, the ‘George Room’, is spacious, with double aspect views over the village square and the rear fields. It has a kingsize double bed, chaise longue, armchair with footstool and rustic hanging rails. The second bedroom, the ‘Jones Room’, has a single bed, hanging rail, small armchair and a view of the village square. The third bedroom, the ‘Martin Room’, has a double bed and an en-suite shower room. The fourth bedroom, the ‘Dufty Room’, has a double bed and a small armchair. The fifth bedroom, the ‘Hewitt Room’, has a double bed, French style chaise longue and a hanging rail. It has a fabulous en-suite shower room with a corner shower cubicle. The lawned walled garden and courtyard has lots of seating with parasols for sunny days. There is a delightful summer house to the rear of the garden and a firepit for sultry evenings. The ’dog lobby’ by the back door is ideal for a well-behaved pooch and it has a dog flap which leads into the courtyard. There are also some dog beds and spare leads that guests can use if needed.

Sheepwash is a delightful base to explore North Devon. There is a village shop which is open several times a week selling fresh local supplies and it has a post office. The local pub does takeaways and organises fishing on the River Torridge. Just a little further by car are the market towns of Holsworthy, Hatherleigh and Okehampton. Westward Ho! in Devon or Bude in Cornwall are within a 40-minute drive. Westward Ho! has a long golden sandy beach backed by a pebble ridge. On the northern end is the Northern Burrows, a Site of Special Scientific Interest, with sand dunes, salt marsh, grassland, rocky shore and is teeming with wildlife. A shorter drive south takes you to Dartmoor National Park where you can have a delightful pub lunch in the village of Belstone or take a walk on the moors and see Dartmoor ponies. With these properties being located on a deer farm, red deer and amazing stags can be seen close up, and there are sometimes otters in the ponds. Although the ponds are unfenced, the properties gardens are fenced, so there is some barrier between the garden and ponds.

The village of Cadeleigh lies just 9 miles from Exeter, with its magnificent cathedral and many shops and canalside pubs. Tiverton is just 6 miles away, and Bickleigh Mill with its lovely river walks, small fun railway, shop and café, is nearby. Spend a day exploring tranquil moorland and winding rivers in the Exmoor National Park, as well as the breathtaking coastline full of secluded bays and spectacular cliffs. Exmoor is sprinkled with quaint villages, attractive towns and charming harbours. Enjoy a day out at Tiverton Canal, walk with the horse drawn canal boat or enjoy a boat trip. Alternatively, take a trip to the north Devon coast and explore the dramatic coastlines and sandy beaches. Beach 24 miles. Shop 6 miles, pub and restaurant ½ mile.

Situated in a quiet rural location, Bardon Lodge is a spacious property attached to the owner’s home and set within 10 acres of grounds. The property is surrounded by fields and woodland, yet close enough to all amenities. The property has been decorated and furnished to a very good standard and is all on one level with both bedrooms having en-suite facilities. There is a living room with patio doors which lead to the decking area, ideal for dining al fresco. The sitting room also has patio doors leading out to the garden. The owner has horses and free range chickens may even come and visit!
There are so many places to visit and so easy to get to. Take a trip to Totnes where there are many shops, markets and walks along the riverbank. Dartmoor is just a short car ride where you can see the ponies, walk the Tors or simply stop off in one of the many villages for a Devon cream tea. Paignton, Torquay and Brixham are also great places to visit, as are Exeter and Plymouth, both within 30 minutes’ drive. There are many National Trust properties including Agatha Christie’s summer home ’Greenway’, well worth a visit. For the children, there is Crealy Adventure park, or Go Ape in Haldon. If you are bringing a bicycle, there are many cycle ways off road to be explored, including Powderham Castle where there is a cycle track all along the estuary.
