Orchard Barn is a luxurious and spacious three-bedroom barn conversion just outside the small village of South Tawton. Set on a working farm close to Dartmoor National Park, it has been lovingly renovated by the owners in 2021 and lies in a rural setting.

Standing detached, it greets guests with a delicious welcome pack of thoughtfully provided fresh local produce. The owners can supply award winning meat (105 awards) for your stay and their neighbour can supply you with quiches, scones, so you can have a night free from cooking.
The open plan living space includes a well-equipped kitchen and a lovely dining and living area with a wood burner for the cooler months and air conditioning for the summer. The kitchen has a beautiful island worktop with a couple of stools, the perfect spot to plan your day over a morning coffee, and later you can gather round the striking oak dining table for a celebratory meal. The spacious living area combines traditional features of the barn with contemporary touches, and heading upstairs you will find three comfortable bedrooms, each with a super kingsize bed (two of the zip and link bedrooms can be split to accommodate four children in one bedroom if required), two with an en-suite shower room, and the other bedroom has use of the family bathroom featuring a luxurious roll-top bath.

Sit outside and enjoy peace in the garden beside the apple orchard, with its outdoor seating, picnic benches and barbecue with complimentary pack of charcoal. There is also an outside dog shower with hot and cold water. The external games room is a great additional space, featuring a table tennis, pool table, space to store bicycles and surfboards, a washing machine and a tumble dryer.

Polean Farm Cottages are located in Cornwall, down green lanes, off the Looe to Polperro road, just outside the village of Pelynt. The farm is set amongst rolling farmland and is less than 2 miles from the sea. All of the cottages are full of character and provide a cosy home-from-home. They have all been converted from original farm buildings which date back to the 18th century.
The Old Farmhouse (ref UK12895) is a historical, semi-detached farmhouse which has been tastefully renovated and is perfect for a large family get together or for two families to holiday together.
Little Owls Cottage (ref UK12896) is a detached barn named after the owls that still live in the nesting boxes around the building which can sometimes be heard at night. It is set in its own garden with glorious views across the farm and towards the village of Pelynt.
Rosebud Cottage (ref UK12897) and Shires Rest (ref UK12899) are pleasant, beamed cottages with lovely countryside views. Before being converted, both cottages were used to store hay in the winter and you can still see many of the original features.
Threpney Cottage (ref UK12898) is an imaginatively converted ’roundhouse’ and is full of character. The cottage was named after the old twelve sided three penny piece due to its shape.
Twinkles Cottage (ref UK12900) is a charming and spacious ‘upside down’, beamed cottage, with great views across the farm and surrounding countryside.
Waggoners Cottage (ref UK12901) is a delightful single-storey cottage, with its own garden and views of the front fields and the children’s play area at the rear. The cottage was named after the wagons that used to be stored in it and you can still see many of the original features of the barn.
The Mealhouse (ref UK12902) was originally used to store the feed or ‘meal’ for the pigs that resided in the pig sty which can still be seen across from it. The Mealhouse is detached and set slightly apart from the other cottages, offering uninterrupted views across the farm.
Polean Farm provides the perfect destination for a family holiday. The farm offers animal feeding each week day morning, where you may help bottle feed lambs (seasonal) and hand feed pigmy goats and chickens, as well as enjoy pony or tractor rides! The farm is also a working livery yard and children and parents often enjoy visiting the horses and ponies each day.
Guests have free use of an indoor heated swimming pool just a few minutes’ drive away. It’s perfect for families and children who want to splash around or those wanting to put in a few lengths and keep fit. Guests are also welcome to make free use of the nightly entertainment at the same local holiday complex which is just a few minutes’ drive from the farm. The entertainment is on every night and includes children’s entertainment, followed by grown up entertainment with top musicians, performers and comedians regularly appearing throughout the season. Children are allowed in the venue for the whole evening. Please note, the pool is not available during August due to overcrowding, and entertainment is not available November-March (except during school holidays). The Norfolk Broads National park offers miles of much-celebrated waterways to explore, daily boat hire and river trips excursions available. Wroxham, capital of the Broads is just 23 minutes’ drive with riverside restaurants and shops. The owners have a dedicated pottery class studio and guests are invited to enjoy a free one hour lesson when stopping at this delightful property should they wish with the owner and you can have your creations sent home.

Mill House is a listed property perfectly set within the picturesque village of Hawnby, built in 1781 by I and L Dawson. Surrounded by the North York Moors National Park, this detached property is simply stunning and is everything you would want from a luxury holiday retreat, complete with Hikki Bohemen wood-fired hot tub.
Mill House has been renovated throughout but still retains its sense of history. No expense has been spared and visitors are ensured of perfection throughout. Hawnby is only 8 miles from Helmsley which is arguably one of Yorkshire’s finest market towns. This wonderful village is where the North York Moors and the Howardian Hills meet, offering some of the finest views and countryside. Helmsley is also a walker’s paradise where the Ebor Way meets the Cleveland Way, along with the Inn Way. With a reputation for great Yorkshire hospitality, the market square is a meeting point for walkers, cyclists and locals alike. Helmsley knows how to keep its visitors happy, with many shops, cafés, eateries including Michelin starred restaurants, an open-air swimming pool, walled garden, castle, bird of prey centre, microbrewery, two abbey ruins and the stately home of Duncombe Park. You will need more than a few nights at Mill House to experience all that this little town has to offer. Arrive in style, the lime tree boulevard entrance opens into the 100-acre private Worstead Park, boasting a 10-acre fresh water lake, woodland and meadows with wild flowers. There are tremendous circular cycling routes via Dilham Canal and a wealth of opportunity for walking direct from the doorstep, so do remember to pack your walking boots. Estate Cottage has been tastefully styled boasting character and offering modern day comforts. Formerly, home to the head gardener, for the 16th century owner of the estate, Sir Robert Berney, whose portrait hangs proudly above the original fireplace in the living room, complete with wood burner. The cart shed offers table tennis for guests’ enjoyment or simply relax in the private electric hot tub for six.
The park has links to public footpaths and bridal ways including Weavers Way, winding 61 miles through the North Norfolk countryside, with Dilham canal and the famous Norfolk Broads within walking distance. One of the best ways to enjoy the estate is on horse back, and the equestrian centre by the park entrance is where you can hire a horse for the day or house your own horse, with a variety of livery options available. The centre is also registered with Riding for the Disabled Association (RDA) charity.
The market town of North Walsham, 5½ miles, has a good selection of shops, supermarkets, bank, a weekly market, bowling alley, leisure centre with swimming pool, restaurants, and cafés. Worstead church is a superb 14th-century building, full of historic and architectural interest. Wroxham, the capital of the Norfolk Broads is 6½ miles for daily boat hire and river trips, waterside restaurants, cafés and shops. It also has a train station with links to Norwich city, 14 miles, for excellent shopping centres, theatre, market, castle museum, cathedral, cafés and restaurants, and coast and Bure Valley Steam Railway; a nostalgic 18-mile trip by steam on Norfolk’s longest narrow gauge railway which runs between the historic market towns of Aylsham and Wroxham, with wayside halts serving the picturesque Broadland villages of Brampton, Buxton and Coltishall, where you can hop off and on to explore by foot. The popular seaside town of Cromer, 15 miles, has a beach, promenade gardens, pier, shops, cafés and restaurants. There are sandy beaches at Happisburgh, Mundesley and Bacton within 20 minutes’ drive. Felbrigg and Blickling Halls (National Trust), and Sheringham Park are all within a 30-minute drive.
