This glorious barn conversion has been meticulously designed and restored to create a luxurious holiday some for families and friends to enjoy. With open plan kitchen and dining area, the perfect space to come together and enjoy meals with your loved ones. Plus, large living area with games to keep the family entertained. Three kingsize bedrooms on the ground floor all with their own en-suite shower rooms. A spiral staircase leads to the large mezzanine, master bedroom, with kingsize bed plus en-suite bathroom, with bath and shower. Smart TVs in all downstairs bedrooms. From the lounge you will find sliding patio doors to the private and enclosed, rear and side garden, with private hot tub to sit back and relax in after a day exploring the local area. There is also a patio firepit and wood is included. A bespoke garden corner seating area, with built in firepit or drinks cooler, providing the perfect spot to enjoy al fresco dining on a warm day.
The Owl Barn is in a secluded spot, at a Hobby Farm within the owner’s grounds, there are chickens, turkey’s and ducks on site – Children are welcome to help with egg collection. Up to two well behaved dogs (kept on leads) are welcome (more dogs can be agreed with the owner before booking) and there are also dog kennels provided adjacent to the property in a shady spot, if you wish to go out for the day, sole use for Owl Barn guests. An enclosed horse paddock is also available for dogs to run free, horses accepted by request and private arrangement. Perfect for nature lovers, the owner offers access to a tranquil private nature walk within their grounds. Where you can enjoy the local nature. There is a pond and river at the end of the grounds, so please pay attention to warning signs and always supervise children and dogs. There are owl boxes in the trees with fitted cameras, which you will soon be able to view.
Conveniently placed, in the Norfolk village – Saham Toney, next door to an 18 hole Golf course and within a 5-minute drive to Watton, for all essential shops. Local pub within 1 mile. If you would like to explore the local area, Thetford Forest for high lodge forest adventure, Go Ape high ropes course and lots of great cycling and walking routes are just a 30-minute drive. Or take a trip to the stunning North Norfolk Coast and visit the long stretches of sandy beaches in traditional seaside towns, located within an hour’s drive. Norwich – a fine city, is well worth a visit. Its only 5 minutes’ drive to local shops at Everton, Hordle or to the popular sailing town of Lymington or unspoilt beach at Keyhaven. Marwell Zoo, Peppa Pig World, The Owl and Otter Park and nautical maritime history at Southampton, with retail shopping outlets, are also within easy reach. The coastline with its beaches at Bournemouth, Sandbanks and Poole is within a short drive, and has many popular activities such as windsurfing, boating and swimming. Beadnell Bay can truly be described as the jewel in Northumberland’s seaside crown; idyllic for a romantic barefoot stroll in the sand to listen to the waves lap against the shoreline and inhale the invigorating sea air. Two miles up the coastline is the traditional fishing port of Seahouses, where boat trips to the nearby Farne Islands – famous for its bird sanctuaries and seal colony – depart regularly from its harbour. Here there are several charming tea rooms, quaint pubs and shops with horse-riding; fishing and golf on the links close by being only a sample of the many amenities available in this popular location. A further 3 miles up the coastline is the picturesque village of Bamburgh, which lies snuggled in the shadow of its majestic fortress and commands the power and presence of the seasoned television set it regularly becomes. Holy Island – the birthplace of Christianity and site of Lindisfarne Castle – can be seen from the unspoilt golden, sandy beach. Just a few miles inland is the bustling market town of Alnwick, with its own dramatic castle (and film location for Harry Potter’s Hogwarts Academy!). Visitors will enjoy a trip to Alnwick Garden – a spectacular interpretation of a formal garden including the Grand Cascade waterfall and restaurant within the largest tree house in Europe! The picture postcard village of Bamburgh, dominated by its majestic castle, is only 2 miles north, where there is a wide expanse of golden, and often empty sandy beaches. The tidal island of Lindisfarne, locally known as Holy Island, can be seen from the beach and is accessible via a causeway twice daily. A further 2 miles up the coastline brings you to Waren Mill, which is steeped in history. Once an important port, its harbour has long since disappeared, silted up beneath the sands of the estuary. Budle Bay is a bird sanctuary and at low tide a vast expanse of mud flats is home to thousands of sea and land birds, making this location a haven for bird watchers. The historic market town of Alnwick, with its own castle, offers many facilities, just a short drive inland. The Stables is a stunning property and sits in an elevated position with grand views over rolling countryside, just outside the popular village of Stanhope in the Durham Dales. Within the extensive grounds there is a variety of seating areas, picnic tables and loungers - something here for everyone. Completed in July 2022, The Stables has been finished to an exceptional standard. Care has been taken to allow for accessible entry for less mobile guests, or wheelchair users. The spacious open plan living space has huge floor to ceiling windows bringing the outside in, the leather corner sofas are positioned to take full advantage of this. A suspended egg chair is bound to be a firm favourite, while a wall mounted Smart TV provides entertainment. There is a large well-equipped kitchen/dining room, boot room, a utility room and separate toilet. The bedrooms offer flexible sleeping arrangements on request.

Outside, enjoy a dip in the hot tub set in a smaller courtyard garden, a great way to relax after a busy day. Amble down to the fountain to find a quiet spot to read a book or enjoy an al fresco supper. As night draws in, take a warm throw to wrap up and sit and experience the amazing starry skies above. The village centre is approximately one mile away with an excellent variety of local amenities, where you will find pubs, tea shops, cafés, butchers, bakers, and takeaways. Located in an Area of Outstanding Natural Beauty, Stanhope is often referred to as ’The Gateway to the Dales’. There are many established walks, cycle paths, and routes running directly from the town and out toward some of the traditional villages. In the warmer weather, enjoy the Weardale Open Air Swimming Pool. Also ideal for children is the Weardale Railway which stops in Stanhope, and covers an 18-mile heritage line that chugs through parts of County Durham and has different events all year round. Other attractions include a visit to Raby Castle, or Barnard Castle with its lovely riverside walks and the famous Bowes Museum.

Oakwood is situated just in front of Sewerby Hall and Gardens, a beautiful Georgian mansion set in 50-acres of landscaped gardens, plus a zoo to keep the children entertained. This detached property lies in the village of Sewerby, on the clifftops of the east Yorkshire coast overlooking the bay of Bridlington. The seafront is just a short stroll away, where you can walk along the clifftop to Bridlington, or catch the land train which runs several times a day throughout the summer. In the opposite direction is Danes Dyke, a local nature reserve. For those of you with dogs, the walks along the cliffs are breathtaking, and this is the reason why so many walkers return to this area year after year. There is also a large grassed area where you can enjoy a picnic or perhaps a game of cricket. Alternatively, spend a lazy afternoon watching the local village team play cricket and take in the stunning scenery of the coast.

Bridlington is a busy, traditional seaside resort and still has a working harbour, where you can watch the boats come in with their catch. Flamborough Head and the RSPB bird sanctuary at Bempton are close by. See the puffins in their natural habitat, as well as kittiwakes, guillemots and gannets. There are many stately homes to visit in the area, including Burton Agnes Hall, Sledmere House and Castle Howard. Hull, the City of Culture 2017, and the medieval city of York can be reached within an hour by both car or train. The market towns of Beverley, Driffield and Pocklington, with their charming independent shops and cafes, are well worth a visit. The coastal resorts of Scarborough, Filey and Whitby are easily accessible, or inland, enjoy a wonderful drive through the North York Moors National Park. Beach ½ mile.
