With the accommodation on three floors, the cottage has two bedrooms on the first floor and a single bedroom being located in the loft which is accessed via a smaller than normal door, so mind your head as you walk in as there is limited head room. On the ground floor there is an open plan living/dining room with a gas fire and a door leading to the private rear courtyard where you can sit out, have a barbecue and a drink. There is a compact functional kitchen with the usual appliances and accessed from the courtyard is a shed housing a washer/dryer and chest freezer.
    Positioned in a street not far from the waterside, Pulley Ridge Cottage is located within easy walking distance of Appledore’s bustling quay with views out towards Instow which offers a quiet inlet with sand dunes and a dog friendly sandy beach along with a selection of pubs and restaurants. There are plenty of quaint village streets which host a wide range of cafés, public houses, and boutique shops - the perfect place to simply wander and take in the surroundings. The historic port town of Bideford is just 2 miles away, as is the sandy beach of Westward Ho!, which is popular with surfers, windsurfers and beach lovers alike. There are plenty of local attractions and amenities nearby including the Royal North Devon Golf Course, horse riding stables, an indoor swimming pool, fishing, sailing and water-skiing facilities.     The Little House is a charming, mid-terrace cottage nestled in the heart of the Axe Valley in the small village of Axmouth on the Dorset & Devon border. This well positioned home is a few minutes drive from the seaside town of Seaton, between the coastal towns of Lyme Regis and Sidmouth. There is a mile long level walk along the riverside to the pretty Axe Harbour and the magnificent mile long Seaton beach with an esplanade, with views to the cliffs and Jurassic coastline.
    As you step inside the entrance hall, you will walk into the cosy and inviting living room which has plenty of comfortable seating, a Smart TV, DVD player, two sofas and a wood burner. The kitchen next door is fully equipped and the dining table in the conservatory is the perfect space for enjoying a home-cooked meal with your fellow guests, with a set of French doors opening out into the private tiered garden. The garden is fully enclosed and has an outdoor seating area where you can sip on your morning coffee and contemplate how to best spend your day. Heading up to the first floor, guests will find three well-presented bedrooms to retire to after each day of adventure. The master bedroom has a double bed, plenty of clothes storage and views out over the garden. The second bedroom has twin beds and the third has a 2ft 6in single bed (for child). Across the landing area is the family shower room which has a shower cubicle, toilet, wash basin and an LED mirror.
    The house enjoys a very peaceful location on a country lane adjacent to a stream with sheep in the nearby fields, an abundance of local walks and bridle paths nearby. There is a children’s playground opposite which is ideal for families staying in the cottage, and there are two great local pubs in Axmouth serving food. The cottage sits at the upper end of the beautiful Axe Estuary, abundant with bird and wildlife. At the mouth of the estuary is Axmouth Harbour, home to a number of small local fishing and pleasure boats, and direct access to pebble beaches, ideal for rock-pooling, crabbing, fishing and water sports. Within a mile is the small town of Seaton which has a unique tramway running inland, alongside the estuary and Seaton Marshes Nature Reserve, to the medieval market town of Colyton. The tram is perfect for birdwatchers, transport enthusiasts or those who simply want to watch the beautiful riverside scenery glide by.
    Only a short drive from the coastal resorts of Lyme Regis, Branscombe and Beer, this cottage is ideally placed to explore the World Heritage Jurassic coastline with its pretty beaches and fishing harbours. Also nearby is the market town of Axminster. Honiton is also well worth a visit, with some lovely cafés to enjoy after browsing in the antiques shops and the cathedral city of Exeter is another good day out. This wonderful stretch of east Devon coastline has a chain of pretty fishing villages and traditional seaside towns such as Sidmouth and Budleigh Salterton. Beach 1 mile.

The popular Tarka Trail can be accessed nearby and provides the unique opportunity to follow a disused railway line by foot or by cycle allowing you to enjoy some of Devon’s finest countryside and scenery while discovering the towns of Barnstaple and Bideford where you can wander during the weekly pannier markets, with a host of local produce, quality cafés and crafts on offer.
    On your Tarka Trail journey be sure to visit the Fremington Quay Café for a tasty bite to eat and then the estuary-side village of Instow – a must see! Other places not to forget to visit are the world-famous village of Clovelly with its steep pedestrianised cobbled main street, traditional architecture, donkeys and views over the Bristol Channel and Lynton & Lynmouth for stunning views out towards Wales. And be sure not to forget to visit Exmoor or Dartmoor National Parks, the former with its magical night skies in Europe’s first ’Dark Sky Reserve’.
    And for a day with a difference take a trip across to Lundy Island, home to England’s first statutory Marine Nature Reserve due to its unique flora and fauna. Measuring just 3 miles by ¾ mile, this entire island has been designated a Site of Special Scientific Interest and trips depart from Bideford and Ilfracombe.

    There are lots of family-friendly attractions in the area to keep you occupied during your holidays such as a visit to Buckfast Abbey, Pennywell Farm, the River Dart Country Park, the Butterfly Farm and the Otter Sanctuary. Along with the stunning Dartmoor National Park to explore, enjoy a long walk and a well-earned drink afterwards in one of the many historic pubs dotted around. The South Devon Railway is nearby on the edge of Buckfastleigh, enjoy a 14-mile round trip along the stunning valley of the River Dart to Totnes and back. There are also some lovely beaches to explore on the Devon coastline a short drive away. In the town of Buckfastleigh, there is an outdoor swimming pool, a kid’s play park, and a small skate park within short walking distance from the house.
