The attractive Georgian town of Holt is just over a mile away, where you can enjoy discovering its many original shops, galleries and cafés, often tucked away in hidden corners. If you like, you can walk to Holt from the cottage along a footpath with lovely views back over the Glaven Valley. You can also explore Holt Country Park, a 100-acre woodland with picnic areas, nature trails and a playground or catch a Poppy Line steam or diesel train to Weybourne and Sheringham from the North Norfolk railway station just outside Holt in the season. In July, Holt Festival brings the best in street performers, musicians, poets, actors, dancers, artists and comedians to the town.

Middle Cottage is also 4½ miles from the coast at Blakeney. You can either relax at the property in the hot tub or large garden or explore the many things to see and do in the surrounding area. You can also enjoy a game of pool in the utility room which has a pool table and seating along with the washing machine, tumble dryer and Belfast sink. The kitchen has a warming Aga, and steps lead down to a breakfast area with a dining table and seating for eight guests. The larger, formal dining room has a dining table and seating for 12-14 guests.

It has nearby links to public footpaths and bridleways, including Weavers Way, winding 61 miles through the North Norfolk countryside. Another way to enjoy the area is on horseback; there is a equestrian centre nearby (within ½ mile) where you can hire a horse for the day, or you can even house your own horse, with a variety of livery options available. The centre is registered with Riding for the Disabled Association (RDA) charity. There are tremendous circular cycling routes via Dilham Canal and a wealth of opportunities for walking direct from the doorstep, so do remember to pack your walking boots. For anglers, there is carp fishing within ½ mile.
The market town of North Walsham, 6 miles, has a good selection of shops, supermarkets, bank, a weekly market, bowling alley, leisure centre with swimming pool, restaurants, and cafés. Worstead church is a superb 14th-century building, full of historic and architectural interest. Wroxham, the capital of the Norfolk Broads is 6½ miles for daily boat hire and river trips, waterside restaurants, cafés and shops. It also has a train station with links to Norwich city, 13 miles, for excellent shopping centres, theatre, market, castle museum, cathedral, cafés and restaurants, and coast and Bure Valley Steam Railway; a nostalgic 18-mile trip by steam on Norfolk’s longest narrow gauge railway which runs between the historic market towns of Aylsham and Wroxham, with wayside halts serving the picturesque Broadland villages of Brampton, Buxton and Coltishall, where you can hop off and on to explore by foot. The popular seaside town of Cromer, 15 miles, has a beach, promenade gardens, pier, shops, cafés and restaurants. There are sandy beaches at Happisburgh, Mundesley and Bacton within 20 minutes’ drive. Felbrigg and Blickling Halls (National Trust), and Sheringham Park are all within a 30-minute drive. The seaside village of Walcott is within walking distance, and just a short drive away are the traditional seaside towns of Cromer, Sheringham, Mundesley and Sea Palling. Guests are welcome to enjoy the 1-acre of shared meadow grassland for play, relaxing or exploring. The site is abundant in nature and wildlife, with its own resident barn owl. Quiet lanes and footpaths surround the barns to offer excellent walking and cycling direct from the doorstep. The City of Norwich is approximately a 30-minute drive away, and has many attractions including excellent shopping, cathedral, castle museum, theatre, art galleries, cafés and restaurants. Wroxham, 12 miles, capital of the famous Norfolk Broads is great for daily boat hire, river trips and waterside cafés. Fantastic family days out can be enjoyed at Cromer, 12 miles, where there is a promenade, pier, seasonal entertainment, beach, Amazona Zoo and RNLI working lifeboat station. A wonderful lovingly cared for home, rich in character with its own enclosed lawn rear garden, located opposite the River Yare, in a lovely riverside location in the pretty conservation village of Reedham. During the 1900s this period thatch cottage, which is full of character, including exposed beams and a wood burner was the village inn and then became a sweet shop, and is now beautifully transformed into a loving home. The entrance hall opens into the open plan beamed living/dining room with wood burner, the sun room with seating is south facing and overlooks the River Yare. There is a well equipped kitchen with breakfast bar and stable door to the enclosed lawn garden. There is a ground floor twin bedroom and bathroom, while the first floor has two further double bedrooms and a toilet. The rear garden is tiered with steps leading up and onto a private parking area. Immediately outside is a great patio area with garden furniture.
Reedham is a conservation village with two pubs, one of which serves great food and is on the doorstep, there is a shop, café, fish and chip shop, and a railway station. There is good walking, cycling and bird watching available from the doorstep, while fishermen will delighted with the river fishing (in season, licence required), which is available opposite the property and alongside the rivers’ edge. There are many attractions within 30 miles, including the traditional seaside resort of Great Yarmouth with activities for all ages. Within easy reach are Wroxham, known as the capital of the Norfolk Broads, waterside restaurants, shops, daily boat hire and river trips. Petits Animal and Adventure Park is just 1-mile away, with BeWILDerwood tree top adventure park 18 miles and Lenwade Dinosaur Adventure Park 29 miles, popular for families with children. The city of Norwich, 17 miles, has two indoor shopping malls, market square, cinema complexes, theatre, castle museum, cathedral, art galleries and plenty of restaurants and inns. Beach 10 miles.
