The beautiful beck, with its resident ducks, flows through the village and provides a great place for kids and dogs to cool off on warm days. The property is also only a few miles away from the historic market towns of Keswick and Cockermouth, which can both be easily accessed by bus, and offer a variety of shops, pubs and restaurants.
Lealholme provides spacious and comfortable, single-storey accommodation, and has the added benefit of level access and wide doors. Tastefully decorated throughout, and with an enclosed garden, with double wrought iron gates, which provides parking and makes the perfect sun trap to sit and relax, perhaps whilst enjoying a purchase from the Lakes Distillery just down the road! The well-equipped, contemporary kitchen has slate tiled floors, Denby crockery, quality cutlery and utensils and an alcove, complete with a large electric range cooker. This fully central heated home from home, offers a large comfortable living/dining room with original pitch pine panelling, stone mullioned and sash windows offers a cosy and welcoming environment, complete with a wood burner. Lealholme also boasts a large walk-in shower with a Softstone base and a double shower head.
The village is situated in the north of the Lake District National Park, and is also just a short drive to Carlisle and the Scottish borders - it couldn’t be easier to explore the area. Bassenthwaite is a real community village which hosts an annual duck race, frequent pub quizzes and a vibrant, active local church arranging village fates, sports days and even Morris dancing. This beautiful cottage is just over a mile away from Bassenthwaite Lake, where fishing and sailing are available, or for nature lovers a walk up to the osprey viewpoints is well worth the effort. The property is ideally located for cyclists, with rides including the C2C and Cumbria Way routes, along with off-road trails at nearby Whinlatter Forest. However you choose to spend your stay, this is a perfect location to make the most of the Lake District. There is a dog-friendly, village pub serving food, just a short walk away, whilst Armathwaite Hall hotel and spa, Ravenstone lodge and Castle Inn all provide alternatives within 2 miles. Holly Bank enjoys stunning views, looking out across the valley to the lake and mountains, stretching from Skiddaw, Sale Fell and Lords Seat to the Borrowdale peaks. This detached bungalow has an elevated position on the outskirts of Bassenthwaite village, in the vicinity of the osprey nesting site. It has been renovated and fully refurbished, providing fabulous facilities, panoramic views from most rooms. The living room has inviting leather sofas and there is dining furniture both in the conservatory and kitchen. The games room doubles as an office space with a desk and office chair - there’s even a sofa in here. The boot room is ideal for drying off your wet dogs and boots. The bathroom and en-suites have underfloor heating and shaver points for your convenience, and outside is an exercise area for your four legged friend.
The Sun Inn and Castle Inn Hotel are each within a five minute walk, both serving real ale and food. The vibrant market towns of Keswick and Cockermouth are 10 minutes’ drive away with a local bus service from the Castle Inn.

This large, mid-terraced property in Bassenthwaite is ideal for a memorable Lake District escape, a family get together or special occasion and can easily accommodate multiple couples. With an excellent pub and restaurant across the road it makes a great choice for walking and cycling groups. This delightful cottage has comfortable furniture throughout and features four good sized bedrooms upstairs. The master has a double bed and a contemporary en-suite shower room. It has two double rooms, one with a kingsize bed, as well as a comfortable twin room. The modern bathroom suite has a large bath with views of Bassenthwaite lake, and a walk-in shower and heated towel rail.

The ground floor features an open plan living/dining room with a cosy open fire. There is also a snug, a great space to relax or read, and a lovely sun room which overlooks the garden. The kitchen is well equipped with modern appliances and has gardens to the rear with garden furniture and a brick barbecue for making the most of the sunny days. This pet friendly property has an outside utility room, ideal for storing boots, bikes and wet clothes for drying.

You can explore this stunning area on foot yet you are only a few miles from Keswick, Cockermouth and the surrounding Lakeland Fells. Well behaved dogs are welcome to come along and there are plenty of dog friendly pubs and restaurants in the area. The quiet village location means that you can escape your busy lifestyle and retreat to the countryside in no time. Whether you like walking, hiking or cycling, you are never too far away from your next adventure. There is good access to plenty of walking and cycle routes nearby as well as more challenging fells including Skiddaw, Catbells, Latrigg and Blencathra. You can walk to Bassenthwaite Lake in under 1 mile and also to Bassenthwaite village with an excellent village pub.

Just under a mile away is The Lake District Wildlife Park with over 100 species of wild animals. Visit The Lakes Distillery, producers of fine whisky, gin and vodka and offering tasting tours, always a hit. Just 7 miles away is the popular town of Keswick on the shores of Derwent Water, with an abundance of dining and shopping experiences as well as a mix of cultural hotspots and tourist attractions. Visit The Theatre by the Lake offering award-winning arts and drama on the shores of Derwent Water and the mind-boggling world of The Puzzling Place, fun for all age. Beach 16 miles. Day passes are available for all leisure facilities at The Castle Inn situated across the road from the property. These are available to buy from the Castle Inn, including swimming pool, sauna, steam room, jacuzzi, gym and tennis court.

Located in a quiet end of the Northern Lake District, with stunning open views of the surrounding fells, the only disturbances during your stay here may only be the gentle hustle of the dairy cows passing as they head to the farm for milking, and the background tune of birdsong.
Greenah View is an exceptionally well-appointed, semi-detached property dating back to 17th century. It has a large entrance hall, with a seating area and an adjacent bookcase full of local guides and walks to give you plenty of ideas for exploring during your stay. The living room is a perfect space to sit in front of the open fire after the day’s adventures, whilst the dual-aspect windows offer views to each side. A large kitchen/dining room has everything you need to prepare a hearty meal. Upstairs, the master bedroom has a feature four poster bed, and there are two other bedrooms and a family bathroom, along with a downstairs shower room. Outside, the immaculate garden, with planted borders and raised beds, has two seating areas. The more sheltered lower area suited for those early morning coffees, and the raised area for those long summer evenings sitting with a glass of wine whilst watching the sun set over the countryside.
Uldale sits in a corner of the Lake District, an area the locals call Back o’Skiddaw. The quieter Northern Fell Ranges rarely get crowded, even in the height of summer, whilst the numerous pretty villages, with tea rooms, galleries and stunning landscapes making it a perfect days touring, whether by car or cycling. Cannondale has been fully refurbished in 2019 to provide a comfortable and stylish haven, with four bedrooms with a super kingsize bed (two with zip and link option to be made up into twin bedrooms), all with their own en-suite. One of the bedrooms is found on the ground floor, the ideal option for the less mobile. The large living room offers a generous space and comfort, with a cosy wood burner, large TV and French doors leading out onto the enclosed garden and patio. There is also a spacious open-plan kitchen/dining room with French doors also leading out into the garden. There is a comfortable space for eight to live and dine together, whilst offering privacy and freedom for everybody in each bedroom.
Situated in between Windermere and Bowness, you are just a short walk from either, ideal for enjoying the local shops and eateries or to experience a trip out on Lake Windermere. The property is also ideally located within an easy drive or cycle to one of the many hundreds of walking routes or excursions that are enjoyed in the South Lakes and the Lake District daily. The owner has thoughtfully provided a dog shower to clean off after your adventures with your four-legged friends. Shop, pub and restaurant 1 mile.
Cannondale is 500 feet above sea level and can walk from here directly onto the Dales Way so no need to drive and walk. It is a relatively quiet residential area so we do ask that there is no music outside after 10 pm to not annoy residents.
The walk down to Bowness/Windermere is easy although people often comment that it is a step hill back - for those for which this is an issue we recommend the local taxi firm which has a great app as well as talking phone bookings - expect to pay about £5 if don’t want to walk uphill.

Barton Hall Farm can be found just outside Pooley Bridge, the village at the outfall of Lake Ullswater. Set in the countryside on a traditional working farm, this area offers some of the most wonderful landscapes in the region from the privacy of a secluded rural setting. It is minutes from Lake Ullswater, with its walking, water sports and ponderous steamers making their regal-like journeys up and down the lake in the shadow of the majestic fells. This area offers many forms of recreation, whatever season you choose to visit. All three cottages have been tastefully converted from original old stone farm buildings; and wherever possible the original features have been retained. Old pitch pine beams stretch unhindered through bedrooms and across stairways and the local slate and sandstone are in evidence throughout. Guests are welcomed with fresh flowers, along with well furnished comfortable holiday accommodation, wood-burning stoves and well-equipped kitchens. For good walking, fells nearby include High Street range, 1 mile, and Helvellyn, 10 miles. The market town of Penrith, 5 miles; whilst the attractions of Keswick are 14 miles. Woodside Cottage has a fabulous open plan living/dining area with a magnificent wood burner taking centre stage of the room. The outdoor terrace enjoys the sun for most of the day and the side door opens straight into the well-equipped spacious kitchen. Upstairs, offers three wonderfully decorated bedrooms and two family bathrooms over two floors. Backbarrow is set in the South Lakes Peninsula and is a perfect gateway to explore many popular attractions, the closest being the Haverthwaite Steam Railway. Take a leisurely train ride into Bowness-on-Windermere and witness the stunning landscape as you go. Guests at Woodside Cottage can also enjoy free membership to the health spa and fitness club in the village during their stay, a 2 minute walk away.
Just a 5-minute drive down the road and you are in Newby Bridge, popular for its fantastic riverside pubs and home to the Lakes Aquarium and Windermere Lake Cruises. Take a wonderful cruse across the largest lake in the UK over to the popular town of Ambleside. If walking is more of what you are looking for then you are spoilt for choice, with 214 Wainwright fells within easy reach you have plenty of options to choose from. There are also an abundance of cycling routes close by or if you want to go further afield, there are many other popular Lake District towns to explore such as Grasmere and Ulverston. Why not head over to Grange-over-Sands or Cartmel, famous for its sticky toffee pudding, Michelin star restaurant and horse racing. This really is the perfect holiday home to enjoy an active and fun family holiday. Beach 8 miles.

Orrest Howe is situated up the famous Orrest Head walk in Windermere, set in a beautiful woodland garden. You can enjoy sitting out on one of the many seating areas or end your day relaxing in the hot tub whilst taking in the local scenery.
This detached five bedroom property is a mixture of modern living combined with the period features of a Lakeland house, with two living rooms, plus plenty of room for dining, and a big modern fitted kitchen, including a large wine chiller, perfect for your party of up to ten. With three of the bedrooms en-suite, a family bathroom with a shower over the bath, plus an extra two separate toilets, your comfort levels are really catered for. There are views onto the front garden from four of the bedrooms which also look out over the tree tops onto Windermere.

Right on the doorstep of the magnificent Langdales, 2½ miles from Ambleside and 8 miles from Coniston. It is a perfect base for touring and exploring the footpaths in the area with numerous woodland and hill walks straight from the door. Great for wildlife lovers, with deer and other animals freely wandering through this small, select woodland retreat. The Lake District Visitor Centre near Windermere is worth a visit (activities include high ropes, horse riding etc), as is the nearby water sports centre on Windermere. Pub and restaurant ¼ mile.
