Enjoying a wonderfully peaceful, scenic and rural location, surrounded by fields where horses graze, this delightful, detached, Grade II listed cottage is accessed via a long gravel driveway, set back from a country lane, yet only 10 minutes drive to Lymington or 5 minutes to Brockenhurst. The popular local pub serving fine fayre is within ½-mile via a footpath or ¾-mile by road. Pond Cottage has been lovingly and carefully restored, offering tastefully styled accommodation yet retaining some superb features. The highlight of this super property is the wonderful kitchen/dining room with underfloor heating and a suspended mirrored light from the apex. French doors lead from here onto a patio terrace which leads to the enclosed gardens, where plentiful wildlife including deer, pheasants and many birds can be seen. Contrary to the name of the cottage, there are no ponds in the property’s own fenced grounds, however there is a large pond in the grounds of the next door property.

Ideal for families and couples, there is a double bedroom on the ground floor with a ‘Jack ‘n’ Jill’ shower room, and three further bedrooms on the first floor, one 5ft double with TV, one double and one single with a pull-out bed. There is a shower over bath on the first floor, plus an additional toilet in the ground floor utility - the cottage sleeps 8.

The ever-popular New Forest is part of the National Park, and is a haven for ponies. Extensive walks, cycling and riding routes cross the heathland. There is plenty to do in the area for all ages, all year round. Nearby Brockenhurst has ‘best in county bakers’, plus cycle hire, shop/post office and pubs/restaurants.

The popular sailing town of Lymington is only 10 minutes drive, with its pretty harbour, cobbled pedestrianised streets, boutiques, eateries and pubs, and ferries to the Isle of Wight. Other places of interest include Beaulieu Motor Museum, Buckler’s Hard, Marwell Zoo, Peppa Pig World at Paultons Park, New Forest Owl and Otter Park and Southampton with its maritime history, to name but a few! Located in Chideock, between Bridport and West Bay to the east and Lyme Regis to the west, this holiday home is the main part of the owners’ detached house with an adjoining self-contained annexe for the owners use. It is ideally situated for enjoying and exploring west Dorset and the famous scenic World Heritage Jurassic Coast, and has a large, enclosed, lawned garden with a patio overlooking fields and footpaths towards Seatown. Wander over the fields to the coast at Seatown and enjoy some superb scenic coastal walking up to the top of Golden Cap the highest point in the south of England. Lyme Regis offers a great day or two out, with its picturesque harbour, sandy beach and famous Cob, where you can pass the time fossil hunting, boating, fishing, swimming, walking, exploring the quaint character shops, or simply wining and dining. Inland perhaps enjoy a cream tea at the Broadwindsor Craft Centre, or travel further afield to south Somerset and visit historic Forde Abbey and Gardens. Instow is an unspoilt seaside village with large stretches of sandy beaches and dunes, fishermen’s cottages, shops and a good selection of pubs and restaurants specialising in locally caught seafood whilst the local village store and delicatessen is a delight. Further afield, the rugged North Devon coastline and wonderful surfing beaches of Croyde or Woolacombe are just a short drive away. North Devon is well positioned for visits to Exmoor, Dartmoor and North Cornwall including the local beauty spots of Bucks Mill, Clovelly and Hartland. With so much to explore in this lovely part of North Devon, this is the perfect base for a memorable holiday. Golf is available locally, and Bideford is just 3 miles away, with family attractions including The Big Sheep and The Milky Way adventure parks. The Mill which once produced some of the finest paper in the land, nestles in the green and shady Bow Creek, a languid inlet of the River Dart where private yachts have replaced the old tall-masted ships and barges. Around the mill are all the buildings which once went to make up a small bustling village port. South Devon awaits you
Tuckenhay is only a 20-minute drive from the superb award-winning beach at Blackpool Sands and about 30 minutes from a surfing beach at Bantham, as well as some of the best natural beaches to be found anywhere in the UK.
There is also extensive access to the coastal footpath for walking and the wilderness that is Dartmoor for walking, climbing and riding.
This is a mecca for ramblers, bird-watchers, swimmers, surfers, horse riders, golfers and those interested in fishing, boating, sailing and windsurfing.
In addition, there are many historic NT houses to visit including Agatha Christies’s Greenway as well as a local vineyard.
Tuckenhay is only 5 miles inland from Dartmouth and 3 from the market town of Totnes. Village shop 3½ miles. Riverside inn and restaurant within walking distance.



A superb choice of cottages
Great care has been taken to retain the feel of the original buildings. Most have garden, terrace or patio. Many cottages have more than one bathroom and some have an en-suite bathroom to every bedroom. Kitchens are comprehensively equipped: most have dishwashers and all have microwave cookers.
Couples and honeymooners will feel snug and comfortable in the cottages: Mill Leat, Mill Stream, Mill Spring and now Mill Bank. Families can spread out in Papermaker’s or Turbine Cottages, while Mill Lodge, Edgecombe Barn and Tuckenhay Mill House will sleep larger parties in comfort. Of course, combinations of cottages can accommodate bigger gatherings of family or friends.

With views to the sea and salt-marshes from its first floor, this is a house of character and elegance, standing in its own private lawned garden and close to the centre of little Cley and its beach. A spacious, self-contained wing of imposing Cley Hall (built in 1770), it is well furnished and equipped with an attractive living room with an open fire and a large fitted kitchen overlooking the garden. Littlewoods Barn (ref UKC3737) and Baileys Barn (ref UKC3738) are also both single storey and enjoy a quiet position that is just a five-minute walk from the farm and all its great facilities. The Old Workshop (ref UKC3740) is on-site and offers light and airy accommodation for up to eight guests, and Dairy Cottage (ref UKC3735) and Pond Cottage (ref UKC3736) both boast a range ideal for cooking delicious meals. Dating back over 300 years, Moor Farm Cottage (ref UKC3734) has a lovely open fire to relax around, and Church Farm Barn (ref UKC3739) offers a cosy wood burner.
Keen fisherman will enjoy the on-site lakes and ponds, and fishing is included in your stay so there are no supplements to pay; also included is access to the children’s play area so you really won’t have to venture too far to have a great holiday. If you can tear yourself away, you will find yourself in Wells-next-the-Sea in just under half an hour. Here there is a lovely mix of artisan and traditional seaside shops, restaurants, cafés, pubs and amusements. There is also a narrow gauge railway that takes you to the gorgeous wide, sandy beach and a much photographed quay. Equidistant is the bustling coastal market town of Sheringham, with Sheringham Park, North Norfolk Railway and two museums. Head along the coast and visit Cromer with its famous Edwardian seafront and pier. Travel east or west along this stunning coastline and you will find a chain of pretty seaside towns and villages offering marshes, beaches and quays. Make time for a trip to the medieval city of Norwich, with its splendid Norman castle, museums and guided ghost walks. Go shopping in the Norwich Lanes, alleyways of colourful independent shops, and then enjoy a meal, perhaps before taking in a show at one of the theatres. Norwich is just a 30-minute drive but there are also very good park and ride links. Beach 20½ miles. Shop 1 mile, pub and restaurant 2 miles.

Visit nearby Hunstanton for the Sealife Centre, seasonal seal trips and a host of other seaside attractions. Head east from here and pass through local beauty spots such as Burnham-Overy-Staithe, Brancaster, Holkham,and Wells-next-the-Sea, which boasts a picturesque quay and a narrow gauge railway that takes you down to the beach with its pretty painted beach huts. Head a little further and you can enjoy the pursuit of crabbing on Blakeney Quay, too.
History buffs will enjoy a visit to the Sandringham and Holkham Estates and should also take the time to explore the Hanseatic Quarter of Old Kings Lynn. Bird watchers will enjoy trips to Titchwell, Cley and Welney and wildlife lovers will surely take a deer safari in nearby Snettisham. Add in attractions such as Norfolk Lavender, great walks and cycle routes and lots of places to eat and drink (many of which serve seasonal local produce) and you will soon see why people flock to this part of the glorious Norfolk coastline year after year.
