The cottage has been in the owner’s family for many generations and has been lovingly renovated to provide all modern conveniences whilst retaining exposed beams, timber floors and fireplaces.

The nearby historic market towns of Eye and Diss have an interesting range of shops and restaurants, Diss also has a swimming pool and direct rail links to London. Bury St Edmunds and the vibrant city of Norwich can be reached in less than an hour. Shop 3 miles, pub 1 mile.

These delightful barn conversions (refs 25589, 26477, 26718, 26724, 26726 and 29579) maintain many original features and are set in the heart of The Lincolnshire Wolds, an Area of Outstanding Natural Beauty. The properties (except 29579) have all received a Green Tourism Business Scheme Gold Award. Within the grounds of the farm, these holiday properties offer coarse fishing on the farm lake, as well as many excellent walks and fantastic views across the countryside.
On the edge of the village of North Willingham, the barns provide an excellent base for exploring. Just 3½ miles from Market Rasen with its world famous racecourse, excellent range of restaurants, pubs, shops and market. Horncastle is renowned for its antique shops and is only a short drive, as is the unspoilt Georgian town of Louth with two busy market days a week. A visit to the sandy beaches at Mablethorpe or Skegness are always worth a day out, as is a visit to Lincoln Cathedral and the Bailgate area used in the filming of the ‘Da Vinci Code’. Just a mile from the sandy beaches and dunes of Winterton, this superb detached barn conversion enjoys an open outlook over a Site of Special Scientific Interest, abundant with wildlife. Beautifully restored, with exposed beams and a biomass pellet-burning stove, it benefits from a lovely enclosed garden to the rear and a grassed area with duck pond at the front and a sun terrace and small games area in a rustic barn. Nature trails lead from the doorstep, with excellent bird-watching, a Royal Society for the Protection of Birds reserve and daily boat trips along the Broads nearby. With local attractions such as, Horsey (2 miles), 12th-century windmill (National Trust), fishing and watersports, Sheringham and Cromer (25 miles), Norwich (17 miles) and a local shop and pub (1 mile).

Barton Hall Farm can be found just outside Pooley Bridge, the village at the outfall of Lake Ullswater. Set in the countryside on a traditional working farm, this area offers some of the most wonderful landscapes in the region from the privacy of a secluded rural setting. It is minutes from Lake Ullswater, with its walking, water sports and ponderous steamers making their regal-like journeys up and down the lake in the shadow of the majestic fells. This area offers many forms of recreation, whatever season you choose to visit. All three cottages have been tastefully converted from original old stone farm buildings; and wherever possible the original features have been retained. Old pitch pine beams stretch unhindered through bedrooms and across stairways and the local slate and sandstone are in evidence throughout. Guests are welcomed with fresh flowers, along with well furnished comfortable holiday accommodation, wood-burning stoves and well-equipped kitchens. For good walking, fells nearby include High Street range, 1 mile, and Helvellyn, 10 miles. The market town of Penrith, 5 miles; whilst the attractions of Keswick are 14 miles. Nestling in glorious Ruby Country, an unspoilt area of North Devon, Heath Farm provides the ideal relaxing holiday location. These two delightful holiday properties are spacious and well presented and retain much of their original charm. Each stand within their own large lawned gardens which provide a great place for children to play and al-fresco dining. Riding, cycling and walking trails are in abundance and the famous Tarka Trail, 8 miles, is popular with cyclists and walkers. A public footpath passes through the owner’s 40 acres of pasture and woodland. Guests are free to enjoy the grounds and if you bring your own fishing rod you can cast your line in one of the owner’s three coarse fishing lakes. Bradworthy is only 2 miles away with village shops and amenities along with a popular 14th century village inn. Some of the west country’s prettiest coastline is within a short drive including Bucks Mill, Clovelly and Hartland. Bude, famous for its surfing and sandy beaches, is 10 miles and has restaurants, indoor splash pool, ten pin bowling, golf, shops and galleries. The Big Sheep and The Milky Way adventure parks are close by and the villages of Boscastle and Tintagel and The Eden Project are all within easy reach. Water sports are available within 5 miles. In a tranquil wooded setting beside Tunstall Forest and just 3 miles from Orford on the Suffolk Heritage Coast, this characterful cottage is perfect for walkers, bird watchers and riders. Visitors are welcome to bring their own horses, and stabling is available for 4 horses (by arrangement, direct contact is advised) as well as grazing for more. Although this is a peaceful holiday location, wi-fi is provided free of charge for those still wanting to keep in touch whilst away from home. Miles of quiet roads and forest tracks between Snape and Woodbridge offer lovely cycling, whilst river boat trips, Snape concert hall and craft centre, and Aldeburgh are all nearby. The cottages lie just a short distance from some of south Devon’s finest beaches and tourist attractions, including the historic town of Totnes which is just 15 minutes away and sits on the River Dart with cruises down river to Greenway and Dartmouth. A cosmopolitan town, Totnes, 7 miles away, has a vast array of independent shops, weekly markets, galleries, leisure centre and many lovely restaurants, bistros and cafés. The seaside towns of Paignton and Torquay are 40 minutes’ drive, and it is just a 15-minute drive to the yachting haven of Dartmouth, and the coastline between Dartmouth and Kingsbridge, both 7 miles away, has many stunning beaches, hidden coves and fantastic coastal walks.

Guests of these cottages can also enjoy a range of on-site facilities suitable for all the family, including a heated indoor swimming pool (available via a booking system) with a private changing room and shower. There is a large games room set over two floors, including a fitness room with a cross trainer, treadmill, rowing machine and exercise bike. The top floor of the games room has a full-size American pool table, big sofa and Sky TV. The bottom floor has table tennis and table football. On-site there is also a laundry and ironing room. Discounted rates are available for children and adults during the school holidays (booking by arrangement and on arrival), providing children and adults with the opportunity to experience the ultimate, two-wheel off-road adventure for the first time. The instructors at Wheeldon Farm are all ACU accredited and will guide the children through their paces every step of the way. In addition to all the motorbike fun, a range of other activities can also be organised locally, including horse riding, golf, go-karting and trout and carp fishing. Also, clay pigeon shooting, air rifle and archery are available - these are run by a fully qualified instructor and all equipment is provided. The activities run on a Monday, Thursday and Sunday. Fairview (CWC561946) is a reverse level, semi-detached cottage with an entrance on the first floor and a large living/dining room, a cosy wood-burning stove, there is a west-facing conservatory down a couple of steps with sofa and access to a small private garden. A family bedroom on the first floor provides a level living area for those with a mobility issue. On the ground floor are further bedrooms and a family bathroom. Barn Cottage (CWC562587) is also a reverse level, semi-detached cottage with two bedrooms on the ground floor.
This is a real farm experience, fresh free-range eggs are available from the owners, and there are a number of walks across the delightful 150 acres. This is a dog-friendly property however please note that it is a working Beef and Sheep farm, so dogs must be kept under control.
Further along the coast is Sandymouth, a large beach ideal for families due to its lovely sand, rock pools and tea rooms. A short drive north over the border into Devon leads to the quaint village of Hartland which has a magnificent church with an amazing painted ceiling and one of the tallest towers in England. Hartland Quay has a hotel and Wreckers Bar as the coast here is littered with wrecks and is a lovely spot for some lunch. Also well worth a visit is the world-famous fishing village of Clovelly. The cobbled, traffic-free, high street is built into a cleft in a 400’ high cliff and tumbles its way down past whitewashed cottages festooned with flowers to the tiny working port. Beach 2 miles.

Boasting lovely on-site fishing lakes and a children’s play area, Moor Farm Stable Cottages offers something for everyone. Located on their working beef farm, the owners have worked hard to make sure these terraced barns have a traditional farmhouse feel, which is in keeping with the site, and all are well equipped to provide a great base for your holiday.
Those seeking ground floor accommodation will enjoy the Stable Cottages (refs UKC3741, UKC3742, UKC3743, UKC3744, UKC3745 and UKC3746). Stable Cottage 8 (ref UKC3747) is also arranged on one floor but there is a flight of stairs to take you up to it. Littlewoods Barn (ref UKC3737) and Baileys Barn (ref UKC3738) are also both single storey and enjoy a quiet position that is just a five-minute walk from the farm and all its great facilities. The Old Workshop (ref UKC3740) is on-site and offers light and airy accommodation for up to eight guests, and Dairy Cottage (ref UKC3735) and Pond Cottage (ref UKC3736) both boast a range ideal for cooking delicious meals. Dating back over 300 years, Moor Farm Cottage (ref UKC3734) has a lovely open fire to relax around, and Church Farm Barn (ref UKC3739) offers a cosy wood burner.
Keen fisherman will enjoy the on-site lakes and ponds, and fishing is included in your stay so there are no supplements to pay; also included is access to the children’s play area so you really won’t have to venture too far to have a great holiday. If you can tear yourself away, you will find yourself in Wells-next-the-Sea in just under half an hour. Here there is a lovely mix of artisan and traditional seaside shops, restaurants, cafés, pubs and amusements. There is also a narrow gauge railway that takes you to the gorgeous wide, sandy beach and a much photographed quay. Equidistant is the bustling coastal market town of Sheringham, with Sheringham Park, North Norfolk Railway and two museums. Head along the coast and visit Cromer with its famous Edwardian seafront and pier. Travel east or west along this stunning coastline and you will find a chain of pretty seaside towns and villages offering marshes, beaches and quays. Make time for a trip to the medieval city of Norwich, with its splendid Norman castle, museums and guided ghost walks. Go shopping in the Norwich Lanes, alleyways of colourful independent shops, and then enjoy a meal, perhaps before taking in a show at one of the theatres. Norwich is just a 30-minute drive but there are also very good park and ride links. Beach 20½ miles. Shop 1 mile, pub and restaurant 2 miles.

For those who love the country life and the great outdoors, this is a great place to stay. This detached barn conversion is situated in the North York Moors National Park in a secluded valley and surrounded by forest and beautiful countryside. Whisperdale Barn is situated on the owner’s smallholding and is accessed via a steep, rough forest track which may not be suitable for low vechicles down into the valley. The drive through the forest to the farm and Whisperdale Barn is approximately 1 mile of forest, but once you reach the valley the scenery is stunning and is a well-kept secret from the outside world. The barn has a great large utility room where you can dry the dogs off after a long walk on the forest trails or it makes for great storage for bikes. This is also a perfect space for bringing the children back from playing in the forest, kicking off their wellies and cleaning them up before enjoying the lovely warmth from the large multi-fuel burner.

This area of the county has some of the most beautiful scenery and an abundance of wildlife. From the barn you may see the deer in the distance, foxes, owls and many pheasants that will wander around the smallholding. You really are at one with nature here so a great place to get away from the hustle and bustle of everyday life. Although the barn is in the forest, you are only 5 miles from the seaside town of Scarborough, which is a great family resort with two very large sandy beaches, perfect for the children. Scarborough is also home to the Alpamare Waterpark, Sealife Centre and the wonderful Peasholm Park, where you can hire boats and pedalos on the lake. There are lots of restaurants, shops and bars, as well as a fantastic open air theatre, the largest in Europe, that hosts many international acts in the summer. Dalby Forest is just a short drive or bike ride from the cottage, and is famous for its world cup mountain bike trails from beginners to the extreme courses. There are over 8,000 acres of forest, with many woodland trails to wander along with the dogs or the children, or both! Beach 6 miles. Shop and pub 4 miles, restaurant 3 miles.
