    Nestled within the owner’s private grounds, adjoining the dog-friendly beach and enjoying stunning sea views, this wonderful holiday home is in the most fabulous location for fun-filled family holidays and allows some flexibility of twin or double beds on request.
    West Yardley (UK31200) accommodates up to 11 guests. On the ground floor is a bedroom for two people, with a large shower. On the first floor are a family bathroom and a further three bedrooms, one of which boasts a private balcony, tea making facilities and an en-suite shower room. The open plan living space features a good-sized kitchen area and a living area with a sofa bed.
    The property features a private terrace accessed from the living area, offering marvellous sea views. Outside, there is a direct beach frontage and the properties are privately situated in established gardens, commanding an outstanding 180-degree panorama over the waters. Outside in the beautiful gardens the house has its own garden furniture with a barbecue, perfect for summer evenings. There is storage available for bikes or beach equipment, and an outside shower and dog washing station. Within the private grounds are a number of seating areas including a beach shack which features a rather impressive wood burner. Named Beach View, by night you can sit and enjoy the sunset and the silver moonlight shimmering on the sea.
    The lovely village of Downderry features a restaurant, pub, coffee shop and a small shop all within a short walk. Ramblers will enjoy the scenic coastal footpath leading to the charming fishing ports and villages with quays. Looe is within easy reach and scenic Polperro is an enchanting village with quaint, traffic-free lanes and a fishing harbour surrounded with traditional inns and fisherman’s cottages. Take a stroll through the beautiful valley and woodland heading towards Hessenford or explore the coast and its fascinating rock pools between Downderry and Seaton, where there are pubs and a beach café. As one of the most easily accessed parts of Cornwall, you can usually expect to be on the beach just an hour after the Exeter M5 junction 31. Beach 50 yards.     Taking the stairs to the first floor, you’ll find the cottage’s three bedrooms, the master located at the front of the property is spacious and bright with a super-king size bed and doors that lead out onto an amazing balcony providing superb views over St Mawes Bay and is an idyllic spot to enjoy your morning cuppa! The second bedroom has a large king-size bed, hanging space and chest of drawers, and the third, spacious bedroom offers a single bed with underneath pull out and separate bunk beds - which are great for younger children or teenagers. On this floor, you’ll also find the luxurious family bathroom plus a second shower room.
    St Mawes village offers a variety of shops, art galleries, pubs and restaurants, all within walking distance from the property. From St Mawes harbour, you can take the ferry across the bay to Falmouth for more shopping, attractions and beaches, or staying on the Roseland, the pretty villages of Portscatho and Portloe are within easy reach by car. The Roseland Peninsula offers plenty to do, including sailing, kayaking and beautiful walks along the South West Coastal Path.

    Madison is a lovely Swedish designed, detached holiday property situated not far from the beach and benefiting from being just under 8 miles from the popular seaside town of Bude. The property can comfortably accommodate eight guests with all rooms on one level.
    There are three bedrooms; one with a super kingsize bed, Smart TV and a lovely en-suite with a multi spray unit, double walk-in shower plus a bath and the other two both being twins (one with a handy sink in it). There’s also a family shower room, again with double walk-in shower. The living space consists of a comfortable living area with Smart TV, a separate dining room with a double sofa bed and a conservatory with seating, a telescope and access to the rear garden and patio. The kitchen/breakfast room offers everything you’ll need for your stay and the utility room has a dishwasher, washing machine, tumble dryer, freezer and coffee machine.
    Outside is a large rear garden consisting of trees, lawn and a patio with a big dining table, perfect for outdoor family gatherings. Children will love running in and out of the trees and bushes and hidden away is a quiet sun lounging area. To the front of the property is an additional garden area and parking for up to five cars on the driveway. Then there’s the games rooms which can be accessed via the side of the building, where you will find table tennis, air hockey, darts, table football, a games console, a TV and even a toilet.
    If it’s the beach life you’re looking for then you’ll be spoiled for choice with the nearest beach being just 3 miles away. Much of the coastline in this area is owned by the National Trust and is a haven for wildlife, providing fabulous walking opportunities. There are many pretty coves and inlets to discover within a short drive including Crackington Haven, Boscastle, Morwenstow and stunning Tintagel, inextricably linked to the legend of King Arthur. Further afield the fishing port of Padstow is a popular tourist destination. Bude is a fabulous coastal town and has something for everyone including great beaches, rockpools and cafés to watch it all from. The rolling waves are great for surfing all year round and the footpaths by the restored canal or on the Southwest Coast Path offer you a superb opportunity to explore the outstanding countryside. Bude also has a superb golf course, indoor swimming pool, bowling alley/indoor play area and a heritage centre at Bude Castle.
    Madison is also perfectly located for you to discover the many natural delights that North Devon has to offer such as Exmoor National Park with its magical night skies in Europe’s first ‘Dark Sky Reserve’, the many rugged coastal towns and quaint villages such as Hartland, Lynton & Lynmouth, Ilfracombe and the world-famous Clovelly Village. There are plenty of family-oriented places to visit including Exmoor Zoo, Milky Way Adventure Park, The Big Sheep farm-themed park and many others.
