The kitchen has a warming Aga, and steps lead down to a breakfast area with a dining table and seating for eight guests. The larger, formal dining room has a dining table and seating for 12-14 guests.

It is perfectly positioned to explore the Norfolk Broads National Park and Norfolk’s amazing coastline with sandy beaches and RSPB bird reserves. Neighbouring the owners’ working arable farm (not accessible to guests) it is privately surrounded by its own large garden.
It has nearby links to public footpaths and bridleways, including Weavers Way, winding 61 miles through the North Norfolk countryside. Another way to enjoy the area is on horseback; there is a equestrian centre nearby (within ½ mile) where you can hire a horse for the day, or you can even house your own horse, with a variety of livery options available. The centre is registered with Riding for the Disabled Association (RDA) charity. There are tremendous circular cycling routes via Dilham Canal and a wealth of opportunities for walking direct from the doorstep, so do remember to pack your walking boots. For anglers, there is carp fishing within ½ mile.
The market town of North Walsham, 6 miles, has a good selection of shops, supermarkets, bank, a weekly market, bowling alley, leisure centre with swimming pool, restaurants, and cafés. Worstead church is a superb 14th-century building, full of historic and architectural interest. Wroxham, the capital of the Norfolk Broads is 6½ miles for daily boat hire and river trips, waterside restaurants, cafés and shops. It also has a train station with links to Norwich city, 13 miles, for excellent shopping centres, theatre, market, castle museum, cathedral, cafés and restaurants, and coast and Bure Valley Steam Railway; a nostalgic 18-mile trip by steam on Norfolk’s longest narrow gauge railway which runs between the historic market towns of Aylsham and Wroxham, with wayside halts serving the picturesque Broadland villages of Brampton, Buxton and Coltishall, where you can hop off and on to explore by foot. The popular seaside town of Cromer, 15 miles, has a beach, promenade gardens, pier, shops, cafés and restaurants. There are sandy beaches at Happisburgh, Mundesley and Bacton within 20 minutes’ drive. Felbrigg and Blickling Halls (National Trust), and Sheringham Park are all within a 30-minute drive. A must for families is BeWILDerwood at Horning, a tree top adventure woodland, 7 miles and Dinosaur Park at Weston Park, 19 miles. Beach 8 miles. Pub 1 mile, shop 5 miles and restaurant 4 miles.

Just a few miles further will take you to the rolling sand dunes of Lytham St Anne’s and the cosmopolitan Lytham which holds annual events such as The Proms and a kite festival. Venture inland and you’ll find the Forest of Bowland Area of Outstanding Natural Beauty, known for its picturesque country villages, wonderful walking and friendly local pubs. The Yorkshire Dales National Park is also within easy reach as is the Lake District National Park.

Activities include deep sea fishing, river kayaking, sailing and walking. For a more leisurely affair, a local hotel just minutes from the house has an impressive spa and indoor infinity pool for a day of pampering and relaxation. The dramatic north coast is within easy reach, where visitors can surf, watch the waves or visit many of the pretty harbour villages, such as Padstow, Port Isaac or St Ives, all essential ports of call for visitors to Cornwall. Nancarrow is a large four-bedroom detached house which can comfortably accommodate up to fourteen guests and showcases three bathrooms, a large garden, hot tub, children’s play area, parking for five cars and it is also less than a 15-minute walk away from the beach.

The house is very spacious with a large hallway entrance, living room, an open plan kitchen diner and two sets of bifold doors. The dining table and chairs provides a great space to enjoy a home cooked meal and the kitchen is well-equipped with a double electric oven, electric hob, dishwasher, fridge, microwave and wine cooler, a large island worktop and a Smart TV making it a home from home. The handy utility room next door has a fridge/ freezer, washing machine and tumble dryer. The living room offers a cosy place to unwind after a busy day exploring Cornwall, with comfortable seating and a Smart TV with Freeview.

Head upstairs to discover the four stylish bedrooms, two of which are en-suite. The first has a super kingsize bed, a sofa bed, a large flat screen TV and an en-suite shower room. Two of the bedrooms each have a kingsize bed and share use of the family bathroom which has a bath with a handheld shower attachment and a shower cubicle. Nancarrow is perfectly situated just a 12-minute walk from Porthminster beach, 15 minutes to Carbis Bay and 15 minutes to the harbour. Alternatively, there is a bus stop at the end of the road which takes you one stop down to St Ives. Positioned south of St Ives, Carbis Bay plays host to a popular family beach and is often frequented by walkers enjoying the delights and challenges of the South West Coastal Path. The neighbouring seaside resort of St Ives is renowned for its artists who constantly draw inspiration from the landscape whilst also being the home of Tate St Ives.

This 15th-century manor house, with its own pretty garden, has tremendous character, a friendly atmosphere and is extremely well furnished. Children and adults alike can sample the delights of rock pool fishing, exploring caves or surfing. By hiring a pony, it is possible to ride cross-country to the beaches of Porth Joke and Holywell, without the need to cross any roads.
Set in the heart of National Trust land, the property is surrounded by magnificent walking country, and is an ideal base from which to explore Cornwall’s splendid countryside and unique history as well as its magnificent coastline. The immediate area is renowned for its superb sandy surfing beaches, punctuated by craggy headlands. Perranporth (named after the patron saint of tin miners) is 10 miles to the south, famous for its drifting sands which have twice buried the church. Lifeguards patrol the wide sandy beach in summer, and surf boards and wet suits can be hired by the day. Further along is St Agnes with its superb coastal views, while to the south lies Truro, the unofficial capital of Cornwall, offering good shops and restaurants, a splendid cathedral and The Royal Cornwall Museum with extensive displays of the county.
The historic and family friendly Bowgie Inn is adjacent and offers a wide selection of food as well as local beers and ciders, and sports fans can enjoy Sky coverage. A general store (open in season) can be found nearby, and Crantock village and its shops are only 1 mile away. The lively resort of Newquay, with its cliffs honeycombed by numerous caves, is 5 miles across the estuary to the north. This lovely barn is on the edge of the family farm, which has been superbly restored in 2021 and extended to provide great family sized accommodation with space for everyone to enjoy. Ideal for families staying together with two separate staircases to the first floor, a large south facing patio with 15ft swim spa, as well as a lawned garden for fun family games.
Just 5 miles from the sandy beaches at Chapel St Leonards and within 15 minutes’ drive you have the traditional seaside resorts of Skegness and Mablethorpe, Fantasy Island, Butlins, Gibraltar Point Nature Reserve and The Lincolnshire Wolds. A footpath through the field takes you to the village pub where you can have food, and is a 10-minute walk away, before you return to soak in the swim spa after a busy day out. For those wishing to enjoy a very popular gastro pub there is one at Skendleby approximately a 10-minute drive away.
You can even bring your family pets, with up to three dogs welcome, but please be aware there could be cattle or sheep in adjacent fields. There are very good walks from the door with the area also being very popular for cyclists. Beach 5 miles and pub 1 mile.

Most of the bedrooms feature their own Smart TV with Netflix, and outside is a large private garden and hot tub, so you are well catered for here.

With breathtaking views over Cardigan Bay, the properties are located just 100 yards from the cliff top. Gwbert-on-Sea is a small, quiet hamlet on the shore of the mouth of the Teifi Estuary, just a couple of miles outside Cardigan. The settlement takes its name from the wandering St Gwbert, said to have landed here and taken shelter in a cave. The shoreline is marked by rugged cliffs and small shingle bays, with large stretches of sandbank exposed at low tide, and the area gives superb views over a diverse and scenic landscape. The ancient oak woodland of the Teifi Valley, the tidal marshes of the estuary, and the boundary of the Pembrokeshire Coast National Park can all be appreciated from here.

The 18-hole golf course at Cardigan Golf Club also offers fine views of the estuary and sea, and from the headland you can look across to Cardigan Island. The mud and sand flats of the estuary attract a great variety of birds, and in the autumn waders such as the redshank, oystercatcher and curlew can be seen feeding here, along with several species of migrating duck. The headland of Craig y Gwbert is the site of an Iron Age Fort, with pieces of pottery found near Gwbert, now on display in Cardigan museum. All the outside areas are covered by CCTV. Beach 7 miles. Shop 3½ miles, pub and restaurant 500 yards.

This is an incredible property for a large family wanting that special house in a fantastic location for your unique holiday. The property fuses eclectic style with a modern contemporary feel with period antique furniture. This has to be a ’one off’ property in Cornwall. There are not many houses that sleep fifteen guests in eight bedrooms that have so much space for everyone. The Old Vicarage is a substantial detached house built in the Victorian style that still retains some lovely original features mixed with modern appliances. This eco-friendly property will offer a private, natural water source, smart controls and local produce. The garden is being restored to its former glories, and has already achieved inclusion in the National Gardens Scheme.
The vestibule has a Victorian tiled floor flowing through into a large hallway, while the vicars study contains the vicars original desk and various religious artefacts and is now a useful study area. The spacious kitchen and dining room are fabulous rooms for entertaining with a stripped wooden floor, complete with French doors leading out to the garden. The designer kitchen features a SMEG double oven range with six burners and a griddle hot plate, wine chiller and two dishwashers make cooking and meal times a dream. The central island has a wooden worktop and a double Belfast sink, all in all this a superb room for a special occasion or family gathering. There is a boules court over-looking the Old Vicarage Vineyard, with plenty of seating with a sandpit for younger guests.
All in all, something rather special awaits you here at The Old Vicarage. It is perfect for family holidays and weekends away and is just a short walk down the country lane to the pretty little bay at Talland. The South West Coastal Path runs along the cliff tops from the end of the garden. Talland beaches are around ¼ mile, or you can continue just over a mile on the southwest coastal path to the pubs and restaurants of Polperro. Alternatively you could head on the longer walk (4 miles) to Looe.

Cobblestones has some of the best panoramic views in St Mawes, being situated in the exclusive western end of the village close to the castle built by Henry VIII in the 1540s. Cobblestones is reverse level with the main entrance on the same level as the main bedrooms and living area; south facing, with a full width balcony, heated swimming pool (available June to end of August) with permanent safety cover, large garden, plenty of parking and all within walking distance of the village. This is a fantastic property for larger groups and families. the best feature of Cobblestones is, without a doubt, the incredible views. Watch the world go by with yachts, power boats and ferries constantly traversing the vista and occasional shipping movements in Falmouth Bay or heading up the river to the commercial port.
Cobblestones is a 5-minute walk from the pretty harbour area of St Mawes and is one of Cornwall’s most desirable holiday destinations and the stunning harbour, surrounded by lovely local shops, restaurants, bars and hotels is a constant bustle of vibrancy during the season. There are ferry links from the harbour to St Anthony, Falmouth, Trelissick and Malpas. During the winter it is a quiet, peaceful village that rarely sees frosts or snow. St Mawes Castle was built by Henry VIII and is a splendid place to take in the views of the Carrick Roads. There are miles of coastal and countryside walks to take in and some idyllic beaches on which to relax. Beach 2 miles.
