Back inside the house, as you walk up the stairs to the second floor you will be blown away by the style and quality of fixtures and fittings. You will be spoiled for choice when it comes to activities in the area. It is a great location for walking or cycling, lying between the South Downs Way and Monarchs Way within the South Downs. There are many sites of historic or natural interest to visit, including the historic town of Arundel, Chactonbury and Cissbury Rings and the Weald and Downland Museum. Beaches and water sports are nearby at Worthing, Shoresham-by-sea, Ferring and Littlehampton, and shops and restaurants can be found locally in the village of Findon or further afield in Brighton or Horsham.

Located within the South Downs National Park, in the pretty village of Singleton, The Old Surgery is a self-contained, two bedroom holiday cottage able to facilitate up to four guests. The property forms a small part of Corner Cottage, one of Singleton’s most iconic and historic houses. Dating back to 1731, the whole property has undergone a full restoration. This beautiful listed building has been entirely re-built by local craftsmen and retains many of its original features while encasing state-of-the-art contemporary living.

The wing of the main house was once known by the community as the village surgery. As a nod to its history, it is now called The Old Surgery and has its own separate entrance and French windows that flow onto a bespoke patio, surrounded by the larger walled garden that surrounds the entire house. The owners live in the main house alongside running part of the property as a B&B. The Old Surgery also features a few fun furnishings relating to its medical past. You will find decorative old medicine bottles beautifully displayed behind glass casings in the ground floor bedroom walls, and a vintage medical wall mount which doctors used to put their X-rays on, doubling up as a quirky wall light in the hallway.

The cottage living room has a large wall mounted Smart TV in front of the Swedish style sofa, so that you can snuggle down in front of the wood burner and relax at the end of a long day out exploring West Sussex. The kitchen is open plan with the living room and dining area, and is equipped with everything you will need to self-cater during your stay, when you’re not dining out at one of the local pubs. The cottage has two bedrooms, a ground floor twin bedroom, with zip and link beds so you can have a super kingsize if you prefer, whilst a spacious bedroom occupies the first floor with a double bed at one end and a single day bed at the other for flexible sleeping arrangements. The beautiful bathroom on the ground floor with its highly individual decorative tiles has a small, yet very deep bath which is a sit-down Japanese design. There is also a separate state of the art power shower.

There is a superb choice of activities and places to visit in West Sussex. The village of Singleton is only a short distance from the historic cathedral city of Chichester, and a few minutes’ away from the Goodwood Estate famed for its motor racing, golfing and horse racing. The renowned Cowdray House and Polo Club are also nearby, as well as Petworth House, Arundel Castle, Fishbourne Roman Palace, and Weald and Downland Museums are also nearby. Ladymead Mews House is the middle of three beautifully appointed mews cottages just north of the South Downs at Devils Dyke and only 8 miles from the coast at Brighton and Hove. The Mid Sussex area straddles the county boundary between West and East Sussex which is a popular holiday destination amongst guests. Picturesque towns and villages are dotted along the country roads with famous gardens including Borde Hill Wakehurst Place and Nymans all within the nearby High Weald Area of Outstanding Natural Beauty. Ladymead Mews House is perfectly situated for a weekend break to the Sussex countryside. It is also ideal accommodation for longer stays and short lets for those needing a base close to the nearby towns of Burgess Hill Haywards Heath and Crawley or for parents of students studying at the beautiful Hurstpierpoint College located just up the road. Hurstpierpoint and beyond Hurstpierpoint is one of a line of towns and villages that sit close to the slopes of the South Downs. The main street runs west to east and is made up of buildings that date from the 18th century giving it that traditional English small market town appeal. The town is on the boundary of the South Downs National Park and is particularly close to Ditchling Beacon and Devil’s Dyke, two of the best known landmarks along the South Downs Way. Between these two landmarks are the famous Jack and Jill Windmills that sit atop the Downs at Clayton. Although Jack is now in private ownership Jill remains an operational mill and is open to the public on selective days through the year. The town is within two miles of the mainline rail service between Brighton and London so the capital is only one hour away.

Brighton is just eight miles to the south and of course it is lively and bustling with lots of culture, and many say it is quite unique. One of its most famous landmarks is the Royal Pavilion the spectacular seaside palace of the Prince Regent (George IV) and the Regency heritage of this period is much in evidence in the city. 7 miles east is the county town of Lewes in East Sussex and its castle overlooks the town and is open to visitors, as is the Barbican Museum opposite. In such an historic town with the older Cliffe Street across from the River Ouse there is much to see. Set off the beautiful Lombard Street, an historic cobbled street in the heart of Petworth’s old town centre, Westwood dates back to the 17th Century and epitomises the abundance of character found in this genteel corner of Sussex.

A gate from the street leads along an ancient passageway to the rear courtyard, and entrance into Westwood’s newly fitted kitchen. The kitchen contains a wide range of appliances including a coffee machine. Heading upstairs, the intimate dining area offers a church pew bench and beckons you in with deep purple tones. Next to the dining area is the kingsize bedroom, and to the other side the family bathroom. With a vaulted ceiling, the cosy living room is resplendent in rich red décor, exposed beams and brickwork, and offers a Chesterfield sofa, loveseat and Smart TV.

From the sitting room an unassuming, tiny door reveals a fabulous snug room. With two armchairs and a bar-style desk looking down over the cobbled street below, it is the perfect spot to inspire a Dickensian novel. The snug also leads into bedroom two, a large twin looking out over the ancient rooves of Petworth. Outside there is a small, sunny courtyard accessed from the kitchen, fully enclosed for the kids and pooch and offering a bistro table, bench seat and charcoal BBQ.

Petworth is full of quaint houses and cottages, interspersed with antique shops, tea-rooms and restaurants. It is best known as the location of the stately home Petworth House and its deer park landscaped by Capability Brown. The House contains an internationally renowned art collection with numerous works by Turner and is just a couple of minutes’ walk from Westwood. The entrance to the park is less than a mile away, giving easy access for a brisk walk with the dog in the early morning mist. There is also extensive walking across the Shimmings Valley. To the east, the market town of Midhurst nestles next to Cowdray Park, famous for its polo club and the Gold Cup.

Ten miles south, the famous Goodwood Estate offers a golf course, the motor circuit, racecourse and aerodrome, with particular mention of course to the Festival of Speed, the Goodwood Revival and Glorious Goodwood. Also nearby are Chichester and Arundel. The Sussex coast and its beaches are within a 30-minute drive.

A charming flint cottage set in a wonderful South Downs hamlet with stunning countryside views and walks on the doorstep. This former farm building was once part of the Duke of Norfolk’s Estate and now is a wonderful holiday retreat with panoramic views of the South Downs.

Patching is a quaint village centred along ’The Street’. At the top as the lane climbs towards the South Downs is the church and beside that the Walnut Tree Cottage. Footpaths lead from here to the Downs on a number of different routes. To the east is Long Furlong, a magnificent crescent-shaped piece of downland - it’s like the South Downs in miniature. It is easily reached from the neighbouring village of Clapham where a walk along the top gives great views inland. Take the downland paths around the woodland of Angmering Park and you reach the attractive villages of Wepham and Burpham 3 miles to the west. Like Patching they lie at the foot of the Downs and are frequented by walkers. The George and Dragon is a traditional English country pub set right in the heart of Burpham and is worth visiting - it is hard to pass by when enjoying a walk to Burpham!

Just across the Arun valley there is Arundel, a historic market town dominated by the symbolic castle and the rising spire of the cathedral. It offers a plethora of craft and antique shops as well as restaurants and tea rooms. It’s a great place to wander and just enjoy its hospitality. Arundel Castle is the seat of the Dukes of Norfolk and is set in 40 acres of sweeping grounds and gardens. The castle has been seasonally open to visitors for nearly 200 years. It is one of the great treasure houses of England and is home to priceless works of art in stunning rooms. Climbing the 131 steps to the Keep which dates from the 11th century to take in the views over Arundel and The South Downs is definitely worth the effort.

The River Arun winds its way around the town and is a magnet for wildlife. With more than 60 acres of ponds lakes and reed beds, Arundel Wildfowl and Wetlands Trust attracts some of the world’s most spectacular ducks, geese and swans. The best way to enjoy the river is on a river cruise stopping off at the Black Rabbit pub or proceeding further north where the river hugs the scarp wooded slope at the foot of the Downs before reaching Amberley.

Further afield Walnut Tree Cottage is well placed for the coast. Climping Beach and Littlehampton’s West Beach are only a short drive away. The nearest beach is Goring Beach. This is a beautiful unspoilt length of beach of Special Scientific Interest and at the eastern end beside the mouth of the River Arun is the West Beach Cafe, built by local craftsmen using materials sourced locally. It is worth a visit an the fish and chips come highly recommended. Goodwood and Fontwell racecourses are nearby along with the cathedral city of Chichester with its excellent Festival Theatre noted for not only the quality of productions but also the fact many world premieres are featured. The perfect holiday retreat in a tranquil Sussex village in the heart of the South Downs. In the heyday of the diminutive Ferguson Tractor this was the tractor shed at Sutton Farm. As tractors grew in size it soon became redundant, however the Old Tractor Shed is still very much part of a small working farm set in the most beautiful Sussex village of Sutton. This is an imaginative conversion; it is very rustic and provides comfortable accommodation for up to five people. The Old Tractor Shed is located on a 100-acre farm combining arable and sheep farming along with fabulous views to the South Downs. Stay here in early spring and the new born lambs can be seen in the barn immediately behind the accommodation.
The accommodation is cleverly arranged over three floors. On the ground floor enjoying full length windows is the main living room and kitchen combining as a large open space area. The principal double bedroom with a shower room is also on the ground floor while the second bedroom, fitted with twin beds and an en-suite bathroom is on the first floor. From the ground floor head down a few steps and there is a second living space with sofa bed looking onto the lane. Outside there is a private patio that is a wonderful suntrap that enjoys the afternoon and evening sun. Within the farm there is also stabling facilities for up to two horses plus use of a paddock.
Sutton is one of four picturesque Sussex villages along with Barlavington, Bignor and West Burton that sit in line at the foot of the South Downs. These traditional villages are of great appeal to visitors and the area affords much peace and tranquillity. The local pub in Sutton in the heart of the village is just 200 yards away and is open for breakfast lunch and dinner. It’s a free house serving local cask ales beers and wines together with locally sourced high quality traditional British pub food with a contemporary accent. There are many local footpaths and bridleways and footpaths climb up from the village onto the Downs, however if you are feeling less energetic there is a car park at Whiteways beside Bury Hill approximately 3 miles to the east or you can take the lane to the Downs from Bignor and park at the top beside the South Downs Way. This is where Stane Street the Roman road crosses the South Downs on route from London towards Eartham and Chichester giving a choice of good walking in that direction or east or west along the line of the Downs. The historic market town of Petworth is 4 miles to the north and is best known as the location of the stately home Petworth House and deer park which was landscaped by Capability Brown, and the house is now owned by the National Trust. The magnificent country house contains an internationally renowned art collection with numerous works by Turner, Petworth itself was immortalised in his paintings. The town is full of quaint houses and cottages many within their own courtyard settings. They are interspersed with antique shops and tearooms so it is worth taking the time to browse having visited Petworth House. To the east there is Amberley Working Museum and the small community of Houghton on the River Arun. Beach 15½ miles. Shop 3 miles, pub 200 yards, restaurant 4 miles.

Drive 10 minutes and you will be in Midhurst, here you will find the grand Tudor ruins of Cowdray House, one of England’s most important early Tudor houses.

A little further and you will reach the historic town of Petworth, which is best known as the location of the stately home Petworth House completed in 1696. The House and its grounds are now owned and maintained by the National Trust, and the magnificent country house contains an internationally renowned art collections. With Goodwood less than half an hour’s drive from Oak Grove you are perfectly placed to visit Goodwood House. You can also take the opportunity to attend one of the many events at the Goodwood Motoring circuit such as the Festival of Speed or the Revival meeting.
