Enjoying a wonderfully peaceful, scenic and rural location, surrounded by fields where horses graze, this delightful, detached, Grade II listed cottage is accessed via a long gravel driveway, set back from a country lane, yet only 10 minutes drive to Lymington or 5 minutes to Brockenhurst. The popular local pub serving fine fayre is within ½-mile via a footpath or ¾-mile by road. Pond Cottage has been lovingly and carefully restored, offering tastefully styled accommodation yet retaining some superb features. The highlight of this super property is the wonderful kitchen/dining room with underfloor heating and a suspended mirrored light from the apex. French doors lead from here onto a patio terrace which leads to the enclosed gardens, where plentiful wildlife including deer, pheasants and many birds can be seen. Contrary to the name of the cottage, there are no ponds in the property’s own fenced grounds, however there is a large pond in the grounds of the next door property.

Ideal for families and couples, there is a double bedroom on the ground floor with a ‘Jack ‘n’ Jill’ shower room, and three further bedrooms on the first floor, one 5ft double with TV, one double and one single with a pull-out bed. There is a shower over bath on the first floor, plus an additional toilet in the ground floor utility - the cottage sleeps 8.

The ever-popular New Forest is part of the National Park, and is a haven for ponies. Extensive walks, cycling and riding routes cross the heathland. There is plenty to do in the area for all ages, all year round. Nearby Brockenhurst has ‘best in county bakers’, plus cycle hire, shop/post office and pubs/restaurants.

The popular sailing town of Lymington is only 10 minutes drive, with its pretty harbour, cobbled pedestrianised streets, boutiques, eateries and pubs, and ferries to the Isle of Wight. Other places of interest include Beaulieu Motor Museum, Buckler’s Hard, Marwell Zoo, Peppa Pig World at Paultons Park, New Forest Owl and Otter Park and Southampton with its maritime history, to name but a few! Shops 2 miles, pub/restaurant ½ mile.

Forest Lodge is situated in an idyllic setting in a quiet corner of the New Forest, enjoying direct forest access which is home to an abundance of wildlife. Whilst in the grounds of the owner’s home, Forest Lodge has its own parking area and pathway. This detached holiday property stands alone and is not visible from the main house. Stabling and grazing are available for 2 horses on site, with prior arrangement with the owner and there is a grassy children’s play area with football goalposts, rugby posts and other games. The New Forest National Park offers thousands of acres of moor, heath and woodlands, where ponies and cattle roam free, and is perfect for walking, cycling and riding. You may also see wild deer, foxes, badgers and rabbits. The New Forest is a genuine walker’s paradise and also a fantastic place for cycling, with miles of traffic free tracks. Farm shops, pubs, tea rooms, an excellent restaurant and a church are within 5 minutes of the property. There is a riding school nearby offering hacks across the forest for both the beginner and more experienced rider. Forest Lodge is 4 miles from the market towns of Ringwood and Fordingbridge, and 12 miles from the historic city of Salisbury, with its magnificent cathedral and tallest spire in the UK. The coastal resorts and sandy beaches of Bournemouth, Poole and Christchurch are approximately 15 miles away. Coarse fishing is available on the nearby River Avon. Ideally located in a peaceful setting, Weaver’s Lodge makes the perfect relaxing retreat. It is situated along a forest track and offers direct access to miles of walks in the New Forest National Park. Inside, this light and airy home offers tastefully furnished accommodation using carefully co-ordinated colour schemes. The large windows in the living area offer plenty of natural light and a wonderful vista. For those bringing a dog, there are plenty of excellent walks all around, many of which offer great bird and wildlife spotting. For guests who may wish to bring a horse, the owners offer stables, a menage and horsebox storage on site, available by prior arrangement.

Although in a rural setting, many towns and picturesque villages are within an easy drive. There is an award-winning farm shop about a 10-minute walk away, which has local produce and a licenced café. There is also a pub serving good food just under a mile away. For the outdoor enthusiast, riding, cycling or strawberry picking are all nearby, as well as a popular water sports park. Visit Moors Valley Country Park which has orienteering, cycle hire, golf, forest Segway, walking groups, canoeing, petanque and craftmaking. There is a fishing lake close by.

The New Forest National Park provides miles of open scenic heath and woodland for walking, riding and cycling, as well as a network of footpaths and bridle paths. You can often find ponies, donkeys and cattle freely roaming. The charming town of Fordingbridge which has a host of shops, cafés and eateries, and the gentle flowing River Avon, is also nearby. Ringwood also has a good selection of shops and restaurants, and is about a 15-minute drive away. Weaver’s Lodge is convenient for road links to the cathedral cities of Winchester and Salisbury, as well as for visiting Christchurch Harbour and the coast with Poole and Bournemouth. It is ideally located right in the heart of The New Forest, only 200 yards from the centre of Burley, which attracts many visitors’ year round with its tea rooms, pubs, manor house, cycle hire, quaint gift shops and ice cream parlour. There is also a spa in the village where you can spend a day relaxing. Roaming ponies and cattle can often be found outside the cottage or wandering through Burley – it certainly makes a change from a traditional traffic jam!

The unspoilt forest and heathland with wandering ponies and cattle are what makes the New Forest famous. Miles of beautiful walks are available, as is golf, or alternatively the surrounding area can be explored by car or on bicycle via the many cycle paths, where you can discover some of the appealing villages, towns, attractions, and gardens such as Lyndhurst, the sailing town of Lymington (with ferry terminal to the Isle of Wight), Beaulieu Motor Museum, Exbury Gardens and the riverside village of Bucklers Hard. The county of Hampshire itself was enjoyed by Jane Austen with her house and museum in Chawton and her resting place in Winchester Cathedral. Further afield but well worth a trip is Christchurch, Monkey World and the Tank Museum near Wool. Marwell Zoo, Peppa Pig World, ‘Go Ape’ adventure park, The Owl and Otter Park and nautical maritime history at Southampton, with retail shopping outlets, are also within easy reach. The coastline with its beaches at Bournemouth, Sandbanks and Poole is within a short drive, with golden beaches and has many popular activities such as windsurfing, boating and swimming. This fantastic cottage is in the peaceful village of Woodgreen, and you are very likely to see horses, donkeys and cattle (and during Panage, wild pigs) wandering past your front gate. Woodgreen is a charming village situated on the north west edge of the New Forest National Park. Woodgreen Common is designated as a Site of Special Scientific Interest, and there are many walks and cycle rides that can be undertaken directly from the cottage. Woodgreen also boasts a wonderful village pub, serving traditional British cuisine, which is an easy, level walk from the cottage (make sure you have a torch for the way home), and there is also a delightful community-run village store and post office.
The neighbouring market town of Fordingbridge has a pub on the river and a great grocer shop for local produce; there is also an organic farm shop close by with its own café. Fordingbridge is known for its medieval bridge with five arches, and has many local shops, boutiques, eateries and a church. Nearby there is a waterpark, which offers wakeboarding, sailing, fishing and other water sports, and there is horse riding and golf in the area too.
Thirty minutes or so to the south, you will find beautiful sandy beaches at Southbourne, Bournemouth and Sandbanks. Other places to visit include Moors Valley, Christchurch Harbour and Dorset Heavy Horse Farm. The historic cathedral cities of Winchester and Salisbury are within a short drive away and are well worth a visit. Family days out include Marwell Zoo, Beaulieu Motor Museum, Monkey World and Adventure Wonderland. The Annexe @ The Roost is a wonderful holiday home to simply relax in, a lovely setting for a long weekend, or as an ideal base to explore further afield for a longer stay.
