It has an abundance of space inside and outside this beautiful large home in which to enjoy a relaxing luxury family holiday. Entering through the western roundel of the twin Oast the open plan kitchen/dining room has stripped wooden beams and the cosy warmth of the Aga standing on the hearth. There is a traditional country house feel combined with modern design furnished with a farmhouse table, marble worktops and French doors leading to the terrace overlooking the pond. The large living room also looks over the pond through French doors. There is a cosy wood burner, large double corner sofa, table lamps and a Flatscreen TV with Freesat. Next door to the living room is a separate snug room allowing the kids to enjoy the holiday in their own space. There is also a wet room with underfloor heating set into the second roundel and a separate WC opposite. Heading up the gorgeous staircase that follows the curve of the roundel the upper landing stretches the full length of the house, providing a fantastic sense of the space this house affords. The circular bathroom has a double end roll-top bath, soak deep into the bubbles and enjoy sunset views over the pond below. There is a second shower room, a charming calm kingsize bedroom with fabulous views over the pond. Next door is ¾ double with the same lovely lake views a great room for an individual adult or a lucky child. The three further bedrooms include a serene super kingsize with lake views, a small twin and a spacious super kingsize. Outside the patio wraps two sides looking out over the pond, an idyllic spot to sit out with a good book and cup of something hot or glass of something cold. The patio is enclosed with fences and heading out through the gate the pond is yours to stroll around. You are even welcome to while away a few hours fishing for the mirror carp that can often be seen breaking the surface. Beyond the pond there is a sunken garden to discover and a small field set aside for sunbathing, a picnic or football. Comptons Oast offers a peaceful and private setting for your holiday and the owners live close by should you need anything.
This area in the rolling countryside of the High Weald offers no shortage of local attractions or places of interest to visit all practically on the doorstep or within a short drive. Nearby the Ashdown Forest covers 14,000 acres of lowland heathland that has never been cultivated and offers extensive opportunities for walking. It was famously Henry VIII’s hunting ground, but is also a must for all Winnie the Pooh fans. The adjacent village of Hartfield was home to AA Milne. Throughout the whole Wealden and Ashdown areas there are ample public footpaths and cycle routes to explore and an exhaustive supply of excellent country pubs to visit. Just 4 miles away the spa town of Royal Tunbridge Wells is a great shopping and dining destination. Shop and pub 1 mile, restaurant 3 miles.

Elmer is an ideal location to explore many of the attractions of the south coast from bustling Brighton, 25 miles, to the east to historic Portsmouth and the Isle of Wight to the west. In between there are beautiful places such as Chichester with its cathedral and festival theatre, quaint Arundel, 5 miles to the north with its castle, river, antique shops and famous wetland bird centre, Goodwood and Fontwell race courses and the beautiful South Downs are all close by. The gardens here just encourage and welcome you outside and offer complete privacy. They are neatly maintained offering many areas to meander around and explore. There is a raised path which guests need to take care when using that really open up the views over the Sussex Downs.

There are many attractive period properties in the village and it’s a delight to wander through, including the Norman Church of St Mary’s where you can walk through the church grounds and the views quickly open out onto the Arun Valley and the South Downs. This area is ideal for walking and from the lower slopes of the Downs there are wonderful views to the coast and to the east and west. Arundel two miles away is a historic market town dominated by the symbolic castle that can be seen to the south of Burpham. It offers a plethora of craft and antique shops as well as restaurants and tea rooms. It’s a great place to visit and just enjoy the hospitality during any day of the week.

Arundel Castle is the seat of the Dukes of Norfolk and is set in 40 acres of sweeping grounds and gardens. The castle has been seasonally open to visitors for nearly 200 years and is one of the great treasure houses of England and is home to priceless works of art in stunning rooms. Climbing the 131 steps to the Keep which dates from the 11th Century to take in the views over Arundel and The South Downs is definitely worth the effort. Beyond the castle grounds is Arundel Park which is clearly visible across the valley from the cottage. The River Arun winds its way around the town and is a magnet for wildlife. With more than 60 acres of ponds lakes and reed beds at Arundel Wetland Trust attracts some of the world’s most spectacular ducks geese and swans. The best way to enjoy the river is on a river cruise stopping off at the pub for a bite to eat or just some liquid refreshments.

Further afield Climping Beach and Littlehampton’s West Beach are only a short drive away. This is a beautiful unspoilt length of beach of Special Scientific Interest and at the eastern end beside the mouth of the River Arun is the West Beach. Goodwood and Fontwell racecourses are nearby along with the cathedral city of Chichester with its excellent Festival Theatre noted for not only the quality of productions but also the fact many world premieres are featured as well. If you fancy a day in the city, Arundel mainline station is on a direct route to London so why not mix the cosmopolitan capital with this great place to stay.

Pagham boasts good pubs which provide excellent food choices and local brews.

Set over three storeys the lower level has a large open plan living/dining/kitchen area. The living area features deep comfortable sofas, a roaring open fire and a large Smart TV with Netflix, perfect for cosy nights in with friends and family. A door leads out to the pretty enclosed garden to the rear of the house, with a patio, barbecue and lawn perfect for children and dogs. The smart kitchen area is fully equipped with double oven, dishwasher and washer/dryer, the large table seats six for a get together over home-cooked food and a glass of something delicious from the wine store in town. There is also a small separate toilet on this level.
